MINUTES <br />PLANNING COMMISSION <br />AUGUST 10, 2017 <br />The Associate Planner reminded the Commission that conditional use <br />permits run with the property, not the business, so another pool hall could <br />open on this property and would be able to sell alcohol should TNT <br />Billiards sell or close their business. <br />There were no comments from the public. <br />Schwalbach recommended approval of the Conditional Use Permit to allow <br />for a commercial recreational pool hall use serving alcohol at 80 Little <br />Canada Road East, with the conditions stated in the Planners report. <br />Motion seconded by Johnson. <br />Motion carried 5 — 0. <br />PUD AMENDMENT Commissioner Schwalbach excused himself from this discussion. <br />FOR OUTDOOR <br />STORAGE AND The Associate Planner explained that Jim Schwalbach, owner of 3100 <br />COMPREHENSIVE Country Drive, has applied for a Comprehensive Sign Plan and a Planned <br />SIGN PLAN AT Unit Development (PUD) amendment that would allow for outdoor storage <br />3100 COUNTRY to businesses that do no occupy space within the building at 3100 Country <br />DRIVE Drive. She stated that this property is zoned PUD, District D, and the <br />existing PUD permit allows for accessory outdoor storage to tenants of the <br />building as described in the Section 914, I-1, Light Industrial of the Zoning <br />Code. She noted that the building is currently occupied by Hardware Hank <br />and MGT Insulation. <br />The Associate Planner explained that Mr. Schwalbach purchased this <br />property from the City in 2015 and applied for an Interim Use Permit to <br />allow for non -occupant of the building outdoor storage, but the request was <br />amended at the City Council meeting and Mr. Schwalbach indicated that <br />the building would be multi -tenant and the outdoor storage area would be <br />used solely by tenants leasing building space. She stated that in June 2017, <br />MGT Insulation contact the City about installing a wall sign at this <br />location. She explained that Staff then contacted Mr. Schwalbach about the <br />need to complete the Comprehensive Sign Plan as required by the City <br />Code under the PUD zoning since it was a multi -tenant building. At this <br />time, Staff became aware that a portion of the outdoor storage area was <br />being used by a non -occupant of the building, which is not allowed under <br />the current PUD permit, therefore the applicant has applied for the <br />Comprehensive Sign Plan and a PUD Amendment. <br />The Associate Planner stated that based on the building size, the property <br />would be allowed 252 square feet of signage. She explained that the <br />applicant has requested to be allowed 150 square feet of wall signage and <br />WIE <br />
