- 4 -

B. PARK VIEW COURT

Park View Court is a cul-de-sac street running north approximately 280 feet from
Little Canada Road. The street has surmountable concrete curb and gutter and
nearly two-thirds of the curb has advanced deterioration along the toe of the curb
where it meets the bituminous. As with most new developments surmountable
curb was utilized to provide greater flexibility of driveway locations so the curb
was not depressed at the driveways and no concrete aprons were installed. All
driveways are bituminous. The pavement has some longitudinal and transverse
cracking, but the most significant cracking is along the bituminous edge meeting
the curb. There are also several areas where the bituminous has settled below
the curb. In general the west end of the street is in better shape than the middle
and east portions of the roadway. Sanitary sewer and water service are provided
to all properties along the street.

C. CONDIT STREET & BURKE LANE

The road sections proposed for improvement lie south of Nadeau Road and
represent the last streets in this neighborhood that have not been upgraded to an
urban section with concrete curb and gutter. Condit Street currently has a 20
foot bituminous driving surface and bituminous curb. It lies within 30 feet of right
of way and the west edge of the street is very close to the west edge of the right-
of-way. Burke Lane currently has a 29 foot bituminous driving surface with
bituminous curb and lies within 60 feet of right-of-way. There is a small portion of
the west end of Burke Lane that has been improved with surmountable concrete
curb and gutter approximately 32 feet wide. The entire project area drains to two
catch basins on Burke Lane which ultimately discharge south into Gervais Creek
and the all properties are served with sanitary sewer and watermain.

VI. INFORMATIONAL MEETINGS
Informational meetings were held for all streets on November 15th to gather public input
on the proposed project from those adjacent to the improvements. Copies of the sign-in
sheets and complete meeting minute notes for these meetings are added to this
feasibility as Appendix D.

VII. PROPOSED IMPROVEMENTS

A. JACKSON/OLD C/LAKE SHORE

The road way is proposed to be milled and overlaid along with replacement of
badly damaged or very poorly draining curb and gutter. In addition concrete
valley gutters will be added on the west side of the road at Australian Avenue
and Bluwood Avenue to address poor drainage across the intersection. Only
minor structure rehabilitation and repair is anticipated on the sanitary and storm
sewer.

B. PARK VIEW COURT

Due to the widespread advanced deterioration of the concrete curb and gutter it
is proposed to replace nearly all the curb and gutter. The style of surmountable
