<br /> <br />- 5 - <br />curb is not the excessively aggressive profile that was used in the 1980’s on <br />streets like Morrison, Demont, and Aspen Circle. There was discussion at the <br />informational meeting regarding depressing the new curb through the driveways <br />and the possible addition of concrete aprons. Depressing the driveway curb and <br />installation of concrete aprons would require larger impacts to the driveways and <br />some additional costs. The bituminous surface would receive a mill and overlay <br />of the wearing surface. Only minor structure rehabilitation and repair is <br />anticipated on the sanitary and storm sewer. <br /> <br />C. CONDIT STREET & BURKE LANE <br /> <br />Condit Street and Burke Lane are proposed to be reconstructed to urban <br />sections with concrete curb and gutter. As outlined above Burke Lane lies within <br />a 60-foot of right-of-way and it is proposed to utilize the City’s standard 28-foot <br />wide face-to-face section with barrier concrete curb and gutter. Due to the <br />limited 30-foot right-of-way width on Condit Street, it is proposed to reconstruct <br />the roadway to 24-feet face-to-face with concrete curb and gutter. This same <br />width was used on Condit Street north of Nadeau in 2008 when it was <br />reconstructed. <br /> <br />At this time work on the sanitary sewer work is anticipated to consist of <br />adjustment ring replacement and casting work. The existing storm sewer system <br />in Burke Lane is proposed to be extended east to accommodate the addition of <br />storm sewer inlets on the south end of Condit Street. <br /> <br />D. WATERMAIN IMPROVEMENTS <br /> <br />As has been the City’s practice on past projects, the valves in the project area <br />will be excavated for inspection of the bolts, fittings, and overall watermain <br />condition. Any repairs necessary for the water system will be completed as part <br />of the project. Included in the estimate is the excavation of the valves and <br />replacement of bolts, if additional repairs are needed those costs would be in <br />addition to those shown in this report. <br /> <br /> <br />VIII. RIGHT-OF-WAY & EASEMENTS <br /> <br />It is anticipated that all work on Jackson/Old C/Lake Shore, Park View Court, and Burke <br />Lane can be completed within the existing City rights-of-way and easement areas. If <br />minor work becomes necessary outside of these areas the City could use a waiver of <br />trespass. A waiver of trespass allows entry by City personnel and its agents, the <br />Contractor, and subcontractors onto private property for the purpose of inspection and <br />other construction related work only during the duration of the project. <br /> <br />The limited 30-foot right-of-way width on Condit Street will require that either <br />construction easements be obtained, additional right-of-way be acquired, or a <br />combination of both to allow for construction of the improvements. Construction <br />easements are typically temporary devices that allow disturbances/impacts during <br />construction. Once the project is completed the temporary rights end. Acquisition of <br />right-of-way would allow the City on-going control and use of the area even after the <br />project was completed. Acquisition of right-of-way on the west side of the roadway <br />would create at least one non-conforming property. Additional right-of-way acquisition
