MINUTES <br />PLANNING COMMISSION <br />DECEMBER 14, 2017 <br />The Associate Planner stated that Pete's Sewer & Water has 35 employees; <br />seven work in the office and 28 are field employees. The field employees <br />do not come to the site and there are two employees that bring materials to <br />the field employees. She explained that originally she had required 54 <br />parking spaces, but now feels that 27 is a reasonable number based on how <br />their business operates. She noted that the applicant plans to repave the lot, <br />add curbing and striping, and paint the building in the spring. Staff has <br />requested that Mr. Meyer do something to emphasize the front area of the <br />office building to give it a more prominent presence from the street. <br />Lee Meyer, owner of Pete's Sewer & Water, stated his office is currently <br />located in Brooklyn Park and their shop is in Minneapolis, and he wants to <br />combine their spaces together in the Little Canada building. He explained <br />that he wants to improve the property, and the appearance is important to <br />him. <br />The Planning Associate stated that Staff and the applicant are proposing to <br />table this case until the January Planning Commission meeting in order to <br />give the applicant more time to work on a site plan. <br />Buesing asked what type of outdoor storage they would have. Mr. Meyer <br />stated they have skid steers, trench boxes which are 8x8x8 steel boxes and <br />some steel piping, but noted that most of their equipment is kept at the job <br />sites and rarely brought to their shop. Buesing asked if they would be <br />doing repairs on their equipment. Mr. Meyer stated that they might do <br />some minor work, but repair work is outsourced and mainly done at the job <br />sites. <br />There were no comments from the public. <br />Schwalbach recommended tabling the Planned Unit Development Permit <br />Amendment for 3151 Country Drive until the January Planning <br />Commission meeting. <br />Motion seconded by Kwapick. <br />Motion carried 7 — 0. <br />ARCHITECTURAL <br />The City Planner reported that the applicant is seeking to redevelop the site <br />REVIEW FOR A <br />of the former A & W Restaurant. He stated that the property is zoned B-3, <br />NEW RESTAURANT <br />General Business and is four -tenths of an acre in size. He explained that <br />AT 3006 RICE <br />based on the location, the property falls into the City's general commercial <br />STREET; <br />standard architectural guidelines. He stated that the architectural guidelines <br />APPLICANT/ <br />were originally written to encourage masonry exterior materials, and the <br />PROPERTY OWNER: <br />zoning code is written to accommodate architectural metal.
