Kloskin noted that he would be leasing 10,000 <br />square feet; therefore, most of his boat and pontoon displays would be <br />located inside. Part of the business involves boat repairs, and the outdoor <br />storage area would be used to accommodate customers dropping off their <br />boats for repair, with boats parked in the storage area waiting to be <br />repaired and then waiting to be picked back up by owners. Kloskin <br />indicated that there would be the need for maneuvering of vehicles and <br />boats and trailers within this outdoor storage area. Therefore, a large <br />portion of the outdoor storage area would be open and clear. Kloskin <br />indicated that in addition to the outdoor storage area, there would still be <br />60 to 65 customer parking spaces in front of the building. <br />Scalze pointed out that when the site was developed, the parking lot bad to <br />comply with code requirements as to size and layout in relation to the <br />building. Scalze noted that the proposal now calls for a major change to <br />the parking area. <br />Fahey asked if the outdoor storage area would be completely located on <br />the existing blacktop. David Johnson, owner of the building, replied that <br />it would be. Johnson noted that the building was originally developed as a <br />Connco Shoe Store. Cun~ently there is a GCO carpet outlet in half of the <br />building and Mr. I{loskin is proposing to locate Boater's Outlet in the <br />other half. Johnson reported that Mr. Kloskin would have indoor display <br />space for the boats and pontoons he has for sale as well as would sell <br />boating accessories at this location. Another component of the business <br />involves boat repairs, and Kloskin requires the outdoor storage area for the <br />parking of boats and pontoons as they await either repairs or to be picked <br />up by their owners. There will be a good deal of area within the outdoor <br />storage area that will be utilized for the maneuvering of vehicles, boats, <br />and trailers. Johnson also indicated that while Kloskin is agreeable to <br />screening the outdoor storage, buC would like the area to be visible so that <br />police driving by can see into the storage area. Johnson felt that the <br />location of the property was a good one for this kind of use, and the <br />outdoor storage would not have a negative impact on properties in the <br />area. Johnson stated that they are open to any ideas the Council may have <br />that would make their proposal more palatable. <br />Scalze pointed out the location of the drive isle next to the building. <br />Kloskin indicated that Choy may move Chat gate area next to the railroad <br />property. <br />Anderson asked about the repair component of the business and bow long <br />boats may be stored on the property either waiting for repairs or waiting to <br />be picked up by owners. IUoskin reported that they service and repair <br />boats during the winter. A boat owner would bring in their boat in the fall <br />7 <br />
