8 <br /> <br />Landscaping. Appropriately, a landscape plan has been submitted for review. The <br />plan calls for a mixture of deciduous trees, ornamental trees, shrubs and perennials <br />throughout the site. <br /> <br />Most tree plantings are proposed around the perimeter of the filtration basin located in <br />the northeast corner of the site. In such location, maple and birch trees are proposed. <br /> <br />Plantings are also proposed in the southeast corner of the site (around the trash <br />enclosure), around the perimeter of the south half of the coffee shop building and along <br />the west property line. <br /> <br />Generally speaking, the proposed landscape plan is considered acceptable. Like the <br />submitted site plan however, the landscape plan illustrates a pylon sign in the northeast <br />corner of the site. Considering that the submitted sign plan does not illustrate such <br />sign, question exists whether the landscape plan may be subject to change. As a <br />condition of CUP approval, the landscape plan should be changed, as necessary, to <br />accurately reflect the intended site plan. <br /> <br />Also, as a condition of CUP approval, all plantings should meet the minimum size <br />requirements of the Ordinance. <br /> <br />Signage. As required, a signage plan has been submitted for review. For instance, the submitted site plan <br />illustrates two pylon signs, one near the site entrance and the other southeast of the <br />building. A single pylon sign is however, identified on the sign plan (southeast of the <br />building). The applicant has confirmed that only the freestanding sign along the freeway <br />ramp is proposed, conforming to the sign consultant’s proposal. <br />
