Resolution declared adopted. <br />REZONING Oi Mayor Fahey opened the Public Hearing to consider the rezoning of <br />CERTAIN certain Little Canada Road properties from General Business (B-3) to <br />LITTLE Residential Business (R-B). It was noted that the City Planner and the <br />CANADA Planning Commission have recommended approval of the rezoning given <br />ROAD that the rezoning would allow amixed-use that reflects the character of <br />PROPERTIES of the neighborhood and is consistent with the City's Comprehensive Plan. <br />George Rossez, 350 East Little Canada Road, requested that his property <br />not be rezoned and remain General Business (B-3). <br />LaValle asked what is allowed in a B-3 Zoning that would not be allowed <br />in the R-B Zoning. The City Planner indicated that the primary change is <br />that a Conditional Use Permit is required for commercial uses, and the <br />R-B Zoning is intended to have a lower intensity of commercial use. The <br />R-B Zoning does accommodate office uses as well as retail and <br />commercial uses by Conditional Use Permit. <br />Fahey noted that the R-B Zoning gives the City more control over the type <br />of commercial use. Fahey felt that the R-B Zoning was a reasonable <br />designation and noted that office, retail, and commercial uses are still <br />allowed by CUP. Fahey stated that he sees no reason why this property <br />should be treated any differently than the other Little Canada Road <br />properties being considered for rezoning. <br />There was no one else present from the general public wishing to <br />comment on this matter. <br />4 <br />
