MINUTES
CITY COUNCIL
JULY 23, 2008
McGraw asked about the retaining wall on the east side of the building.
Lennander replied that the wall will be designed by an engineer. He
indicated that the next step will be to work on construction drawings.
These will be submitted with a building permit application, and the wall
plans will be included as well. Lennander noted that the project has
received Watershed approval, and indicated that they will work with the
City Engineer and meet all his requirements.
Montour presented diagrams of some existing CVS Pharmacies, and asked
if the Grand Avenue look was a possibility. Lennander reported that it
was not. Montour asked if the exterior could have the arched appearance,
rather than the boxes as proposed. Lennander was agreeable to changing
the exterior to include the arches.
Montour asked about signage. Lennander reported that they are still
working on the signage issue and will submit a separate permit application
for signage. The Council encouraged Lennander to propose new, upscale
signage for the properties.
Montour pointed out that some of the CVS Pharmacies have ornamental
fencing outlining the property. He asked if this was feasible to add to the
proposal. Montour pointed out that his preference would be to bring the
building to the street similar to the Rice Street/Little Canada Road
streetscape. Blesener pointed out the location of the fuel tanks on the
property and the additional r•emediation that would be necessary to
construct the building at the street. Lennander reported that the proposed
lay-out would be difficult to change at this point. Allan pointed out that
the intersection was a busy one and stated that she preferred the building
setback from the street as proposed. Lennander stated that he would look
into the possibility of adding the ornamental fence to the project.
Mike Helling, MGM Liquor, stated that he was happy to hear that the
CVS building was being moved further to the south. He was concerned
about how the one-way drive between the buildings would work.
Lennander described the traffic circulation, and noted that the one-way
drive would be signed. Blesener pointed out that the only traffic that
would use this area would be delivery trucks and pharmacy customers.
Helling asked where the garbage containers would be located for the north
building. He suggested maintaining them in their cuil•ent location.
Lennander indicated that the containers have not been sited as yet. They
will be talking with the tenants of the north building to determine their
preferences.
