FOR IMPROVEMENT NO. 2001-OS FOR LITTLE <br />CANADA ROAD/McMENEMY ROAD PARKING LOT AS PRESENTED <br />73Y TIIE CITY ENGINEER <br />The foregoing resolution was duly seconded by Scalze. <br />Ayes (5) LaValle, Scalze, Anderson, Fahey, Montour. <br />Nays (0). Resolution declared adopted. <br />IMP NO. Mayor Fahey opened the Public Hearing to consider adoption of the <br />98-22 - assessment roll for Improvement No. 98-22, improvement of Australian <br />AUSTRALIAN/ Avenue from Lakeshore Avenue to its westerly termination and <br />BLUWOOD Bluwood Avenue from Lakeshore Avenue to its westerly termination <br />IMPROVEMENT by road reconstruction, concrete curb and gutter, drainage improvements, and <br />hydrant installation. <br />The City Engineer reviewed project costs that are as follows: <br />Total Project Actual <br />Cost Assessable <br />Australian Avenue <br />Feasibility $124,525.00 $61,254.43 <br />Est. Actual $130,000.00 $60,317.46 <br />The City Engineer reported that City is proposing to assess 85% of street <br />reconstruction costs based on a 30-foot wide, urban section street. Storm <br />sewer, watermain, and sanitary sewer costs are not included in the assessment. <br />The Engineer noted that the City caps the maximum street assessment rate at <br />$47.25 per front foot. He also explained the City's assessment policy that <br />assessed a 75-foot minimum and 125 foot maximum for non-dividable <br />residential properties. Odd shaped lot assessments are based on lot area. Side <br />lots for double-frontage lots are assessed at 20% of the abutting footage. <br />The Engineer explained the assessment payment options available to property <br />owners, and noted that if assessments are not paid within the first 30 days after <br />adoption, they are certified to Ramsey County for collection with property <br />
