MINUTES CITY COUNCIL FEBRUARY 9, 2000 Morelan asked if Ehlers & Associates had reviewed the project. The Administrator replied that they had and that the Building Official will be inspecting the homes along Little Canada Road that would be eliminated as a result of this project. The Building Official feels that these homes will meet the test of the substandard qualifications necessary as part of the TIF assistance. Morelan pointed out the proposal to provide $220,000 in TIF assistance for this project. He asked if this project may not be the right project for the property. The City Administrator felt that the townhome project was the right project and did not feel the property would redevelop as commercial. He also noted that the property has been on the market for a number of years and has not generated much interest. Fahey agreed that the property has been for sale for a long time, and felt the use of TIF was appropriate for this project. Morelan asked if the rezoning would be consistent with the Comprehensive Plan. The City Administrator replied that the rezoning had been discussed at the time of Comp Plan review. Fahey agreed that the Council had conceptually approved the rezoning of this land to R-2. Scalze felt that the site was not a good commercial site and that it would probably never redevelop without TIF. Fahey agreed. TO CONSIDER THE PROPOSED ADOPTION OF THE MODIFICATIONS TO THE TAX INCREMENT FINANCING PLAN FOR TAX INCREMENT FINANCING PLAN DISTRICT NO. 3-2 AND TO THE REDEVELOPMENT PLAN FOR REDEVELOPMENT PRO.IECT AREA NO. I The foregoing resolution was duly seconded by Fahey. Ayes (5) LaValle, Fahey, Morelan, Pedersen, Scalze. Nays (0). Resolution declared adopted. 16
