MINUTES <br />CITY COUNCIL <br />FEBRUARY 9, 2000 <br />Morelan asked if Ehlers & Associates had reviewed the project. The <br />Administrator replied that they had and that the Building Official will be <br />inspecting the homes along Little Canada Road that would be eliminated <br />as a result of this project. The Building Official feels that these homes <br />will meet the test of the substandard qualifications necessary as part of the <br />TIF assistance. <br />Morelan pointed out the proposal to provide $220,000 in TIF assistance <br />for this project. He asked if this project may not be the right project for <br />the property. <br />The City Administrator felt that the townhome project was the right <br />project and did not feel the property would redevelop as commercial. He <br />also noted that the property has been on the market for a number of years <br />and has not generated much interest. <br />Fahey agreed that the property has been for sale for a long time, and felt <br />the use of TIF was appropriate for this project. <br />Morelan asked if the rezoning would be consistent with the <br />Comprehensive Plan. The City Administrator replied that the rezoning <br />had been discussed at the time of Comp Plan review. Fahey agreed that <br />the Council had conceptually approved the rezoning of this land to R-2. <br />Scalze felt that the site was not a good commercial site and that it would <br />probably never redevelop without TIF. Fahey agreed. <br />Mr. LaValle introduced the following resolution and moved its adoption: <br />RESOI. UTION NO. 2000-2-45 -CALLING FOR A PU73L IC <br />HEARING ON WEDNESDAY, MARCH 22, 2000 AT 7:30 P.M. TO <br />CONSIDER THE PROPOSED ADOPTION OF THE <br />MODIFICATIONS TO THE TAX INCREMENT FINANCING PLAN <br />FOR TAX INCREMENT FINANCING PLAN DISTRICT NO. 3-2 <br />AND TO THE REDEVELOPMENT PLAN FOR REDEVELOPMENT <br />PRO.IECT AREA NO. I <br />The foregoing resolution was duly seconded by Fahey. <br />Ayes (5) LaValle, Fahey, Morelan, Pedersen, Scalze. <br />Nays (0). Resolution declared adopted. <br />16 <br />
