MINUTES
CITY COUNCIL
FEBRUARY 9, 2000
The City Engineer replied that the County would pay for the cost of
bringing the road up to its minimum standards plus 10% of the
engineering costs. Actual cost participation numbers were calculated
based on formulas the County has in place.
Fahey asked for more detail on the option that minimally impacts The
Venetian Inn. The Engineer pointed out that the section of Little Canada
Road abutting The Venetian Inn property would be kept within the road
right-of--way and moved a little to the north. The median that is planned
on Little Canada Road at Rice Street has been narrowed and the right-turn
lane from Little Canada Road to Rice Street has been removed. There is
some impact to The Venetian Inn property in that curbing will be installed
along Little Canada Road. This will eliminate the open access to The
Venetian's northern parking lot as it currently exists. The Engineer
indicated that one or two curb cuts would be added along The Venetian's
north property line for access into and out of the parking lot. The result
will be elimination of a row of parking on the north side of the building.
The Engineer further noted that when redevelopment of The Venetian Inn
property occurs, Little Canada Road could then be retrofitted to get it
closer to the overall project design. The cost of retrofitting is estimated at
$215,000. However, there is an offsetting cost savings of approximately
$68,000 given the lessened scope of the road improvement in this area.
The Engineer noted that if the road is retrofitted in the future, the County
would not participate in the $215,000 cost of the retrofit.
Fahey asked if the alternative option allows The Venetian to continue to
exist in their present location eliminating the likelihood that that the City
would have to acquire a substantial portion of their property. The City
Engineer replied that that is correct.
John Vitale asked how The Venetian Inn property would be accessed from
Little Canada Road. The City Engineer reported that the City would work
with The Venetian to establish one or two access points. The Engineer
pointed out the median that is planned on Little Canada Road at Rice
Street. This median would prevent left turns from The Venetian's parking
lot onto Little Canada Road if there is an access point near Rice Street.
However, a second access point on Little Canada Road further to the east
would allow both right and left turns from the parking lot.
Fahey indicated that the City would work with the owners of The Venetian
Inn on the driveway accesses along Little Canada Road.
John Vitale indicated that the improvements to Little Canada Road are
needed. However, the project must be fair to all the property owners.
