NIINUTTIS <br />CITY COUNCIL <br />APRIL 26, 2000 <br />Scalze pointed out that the Variance request is a very large one from the <br />standards of the I-P District. Scalze also felt that given the initial notice to <br />Precision Tree, she did not feel the reason of governmental action in <br />requiring their relocation was adequate to justify granting the variance. <br />Fahey pointed out that when Precision Tree bought the propei7y, they were <br />put on notice that they would not be able to continue using it indefinitely. <br />However, this notice does not change the fact that it is an action of the <br />City that is displacing them from their property. Fahey noted that the <br />Council instructed the City Administrator to help Precision Tree find a <br />relocation site, rather than deny them the opportunity to do business in <br />Little Canada. <br />Scalze indicated that she feels Precision Tree should have to conform to <br />the Zoning District requirements of whatever site they relocate to. <br />Precision Tree chose a site that is zoned I-P. She further noted that if the <br />building they were proposing to construct were larger, the variance that is <br />needed would not be as large. <br />Fahey asked if there was another site Precision Tree could relocate to. <br />The City Administrator reported that any sites that have been available in <br />the I-1 District over the past several months have been communicated to <br />Precision Tree. None have been acceptable to Precision Tree either <br />because of the lease arrangements or sale price. The Administrator <br />indicated that the type of property Chat Precision Tree needs is at a <br />premium. <br />Morelan felt that Precision Tree's use would fit better in the I-1 District <br />than in the 1-P District. Morelan stated that he can understand their <br />argument that it is because of City action that they need to relocate, but he <br />further noted that the variance they are requesting is a substantial one. <br />Morelan felt it was a matter of degree and that the business would be out- <br />of-place in the I-P District. <br />LaValle asked if Precision Tree were going to construct a metal building. <br />Precision Tree indicated that the building would meet all the requirements <br />of the I-P District. <br />Scalze noted that outdoor storage in the I-P District is limited to 2S%of <br />the lot area or 7S% of the building area, whichever is less. The Planner <br />stated that the storage area they are proposing would be 16% of the lot <br />area, but approximately 900% of the building area. <br />Scalze pointed out that the variance is a very large one because the <br />building proposed to be constructed is so small. Scalze stated that she had <br />to <br />
