Scalze pointed out the other <br />properties in the I-P District that have had to comply with the provisions <br />of that zoning district. <br />Morelan agreed with Scalze's comments and stated that if the variance is <br />approved, the result would be putting an I-1 use in an I-P District. <br />Precision Tree noted the triangular shape of the property and the fact that <br />the outdoor storage would be screened on all sides. It was also noted that <br />because of the shape of the property the entire site cannot be utilized. <br />Morelan felt it was a matter of degree and suggested he may not have an <br />issue with the request if the building were twice the size as the one <br />proposed. <br />Fahey suggested that perhaps Precision Tree should take another look at <br />their site plan to see if the amount of outdoor storage could be decreased. <br />Fahey asked how much outdoor storage they have at their current location. <br />Precision Tree reported that they are requesting an equivalent amount of <br />outdoor storage at the new site. <br />Scalze pointed out that the building proposed is only 48 feet by 60 feet. <br />This building is very small compared to others in the area. <br />Morelan asked the Planner for his recommendation. The'Planner <br />indicated that he did not make a recommendation on the Variance request, <br />but did lay out findings of fact for the Variance if the Council were <br />inclined to grant it. The Planner pointed out that the public action to <br />acquire the cw~rent Precision Tree site is a unique aspect of this situation <br />and has been used as a rational for a couple of other variances that were <br />granted in the past. <br />Fahey asked about the City's process for acquiring the Precision Tree <br />property. The City Administrator reported that the Precision Tree <br />property has been long targeted as a redevelopment site. When Precision <br />Tree purchased the property, they were informed of this fact. The <br />property was acquired by the City under threat of eminent domain and in <br />addition to the appraised value of the property, they were paid relocation <br />costs and an amount oft'setting the cost of eminent domain. <br />Morelan stated that he would like to find a way to make this work and <br />keep Precision Tree in the City; however, this just might not be the right <br />property. <br />I~ <br />
