MINUTES <br />PLANNING COMMISSION <br />APRIL 13, 2000 <br />Kraemer asked how high the materials are piled on the flatbed trailers <br />when they are being loaded for a job. Mikrot estimated the height at I I <br />feet. <br />Knudsen pointed out that the City must give Mikrot an opportunity to <br />move into the building. <br />Stanke again questioned the storage of trailers within the 40-foot setback. <br />The City Planner indicated that the storage area must be 40 feet back from <br />the street and the screening for the storage can be I S feet from the street. <br />Therefore, there can be a gap between the screening and the storage itself. <br />The Planner indicated that the site plan submitted appears to comply with <br />the ordinance. <br />Keis pointed out that there is no ordinance requirement for screening <br />between the two properties. Mr. Mikrot can choose to screen in this area, <br />but it is not required. <br />The Zoning Administrator pointed out that the property is fenced. Fencing <br />with slats is not an allowable screening material in the PUD District. <br />Screening must be either plantings, masonry, or wood. The Planner <br />indicated that the property owner is allowed to have a security fence, <br />however. <br />Montour felt there was no consistency to the properties on the north side <br />of Ryan Drive. Montour suggested to Mr. Mikrot that he move his chain <br />link fence behind the landscape screening to be consistent with the other <br />properties along the street. Montour stated that he would like to see a <br />consistent boulevard along Ryan Drive. <br />The Zoning Administrator pointed out that the proposal is for storage to <br />occur on the west side of the building. That area will have to be screened. <br />The parking proposed for the east side of the building is not storage, <br />therefore, does not need to be screened. If the applicant decides to have <br />storage on the east side of the building, that area would have to be <br />screened as well. <br />Stanke stated that he agreed with Montour's comments, and that there <br />should be consistency with the properties along Ryan Drive. <br />Keis agreed, but did not feel the City could dictate that the fence be moved <br />back behind the landscaping. Keis felt that a green area along the street <br />would be preferable. <br />
