MINUTES <br />PLANNING COMMISSION <br />APRIL 13, 2000 <br />The City Planner indicated that contractor offices and shops were allowed <br />in the PUD District. The Planner further indicated that outdoor storage <br />must be screened from the public right-of--way, but there was no <br />requirement to screen between properties. The Planner reported that the <br />applicant is proposing to use landscaping as screening. The Planner noted <br />that his report contains recommendations as to what the landscaping <br />should consist of. <br />The Planner indicated that the flatbed trailers being used in the roofing <br />business are not being used as permanent storage. The applicant has <br />indicated that these are being used in the daily operation of the roofing <br />business. <br />Keis asked how often the trailers must be moved in and out of the site <br />before they are considered permanent storage. The Planner indicated that <br />there is no time requirement in the ordinance, and each situation is <br />considered on a case-by-case basis. <br />Mikrot reported that the flatbed trailers are moved in and out of the site. <br />The trailers are usually loaded a few days prior to being moved to a job <br />site. However, there are times that they are loaded and the weather turns <br />bad for a day or two delaying moving the trailers to the job. <br />The Zoning Administrator pointed out that Mikrot Roofing just purchased <br />the property and is in the process of moving in. As a result, there are <br />materials being stored on the flatbed trailers, and this storage is piled quite <br />high. The Zoning Administrator pointed out that outdoor storage is <br />limited to a five or six foot height maximum so that it can be properly <br />screened. <br />Mikrot reported that they are in the process of putting these materials <br />away, and indicated that typically the outdoor storage will not be over 4 'h <br />feet in height. <br />Keis asked about screening between the two properties. Mikrot indicated <br />that he would be willing to plant some trees along the property line. <br />Stanke pointed out that the adjacent property is lower Yhan his, therefore, <br />screening between the two sites will be difficult. Stanke also expressed <br />concern that the storage on the Mikrot property is about 20 feet in height. <br />Stanke pointed out that the property owners in Ryan Industrial Park are <br />trying to clean up the area, and expressed concern for the condition of the <br />Mikrot property. Stanke again noted that he was not allowed to have <br />outdoor storage within 40 feet of the street. Stanke suggested that the <br />flatbed trailers on the Mikrot property will never be moved. <br />
