Mr. and Mrs. Aleks Klidzejs
3244 Twin Lake Road
Little Canada, MN 55127
April 2, 2000
Little Canada Planning Commission
515 Little Canada Road
Little Canada, MN 55117
Re: Property Division Request for Twin Lake Shores - 2nd Addition
This letter summarizes issues of concern that we would like to address at the upcoming
Planning Commission Meeting on Thursday, April 13, 2000. Our home is adjacent to the
subject lot.
No. 1
During excavating for the home now under construction a large amount of dirt and debris
were pushed onto the sewer easement and onto our property line. There has been no
attempt to clear this away. This will not only create arun-off/erosion problem for us
when the rains begin but also greatly increases permanent drainage onto our property
from theirs. The plat plan that we all have, including the developer, clearly shows the
sewer easement location and that the dirt fill should have remained farther away from our
property line. This fill needs to be removed as soon as possible.
Greg Schroeder from the City of Little Canada Sewer Maintenance Dept. came out to our
property on February 29, 2000 to view the sewer easement situation. We discussed
where the city trucks have accessed the lakeside manhole during the past 30 years that we
have lived here. Due to the steep grade of the hill at the exiting sewer easement (orange ~X ~ X~
highlight on enclosed drawing), access did not occur at this area, but rather over a more
level route (highlighted in green). ~~ _.~
We do not favor a suggested gravel underlayment for the existing downhill utility
easement to facilitate the trucks going to the lakeside manhole. This would cause damage
to our property. We believe the best solution would be to have the truck access continue
to be along the easterly boundary line (garage side) of the house being built. This area
has a b~radual slope and is where the trucks have always gone.
No• 2
The developer has not kept the area reasonably clean. The large open basement still
exists where they tore down the old house. Scattered glass and debris litter the area. Not
only is this a safety hazard, as this neighborhood has small children constantly going
around this corner lot, but this has made the area lookjunky. Adding to this "junky"
appearance is the large disposal bin that has been placed at the work site. It has been
overflowing for over a month now so the new garbage is being thrown on the ground.
Page 8
