MINUTES <br />PLANNING COMMISSION <br />MAY 11, 2000 <br />Remarke reported that the building will be single-story and of the same <br />style as the phase I building. He was not sure of the color brick that would <br />be used on the phase II building. <br />Montour asked if spruce trees would be planted on the berm similar to the <br />way the phase I berm is landscaped. Dave reported that that is correct. <br />Remarke stated that approximately 3,000 square feet of office space will <br />be occupied by an insurance agency. A business forms company will <br />occupy 3,000 square feet of office as well as 6,000 square feet of <br />warehouse. It is anticipated that there will be deliveries by two semi- <br />trucks per month to the business forms company. <br />Elaine Zoch asked if wood chips would be used on the new berm. Dave <br />replied that they would. Zoch pointed out that the wood chips are all over <br />the street. She also noted that during the winter the snowplow scraped the <br />berm, and there is a lot of bare dirt exposed. Zoch asked why the berm <br />could not be planted with grass. <br />Montour asked if wood chips were an acceptable berm materials. The <br />City Planner replied that they were acceptable under the code, but <br />indicated that rock was better given it stays in place. The Planner <br />indicated that it is difficult to grow grass on small strips of land, especially <br />in shady areas. He indicated that typically rock material is recommended <br />for mulch. <br />Zoch pointed out that the berm is very sloped and questioned that rocks <br />would stay on it. The Planner indicated that the large granite rocks have <br />sharp edges that help anchor the rock. <br />Zoch asked if the same type of berm would be used for phase II. Remarke <br />reported that there is more room for the berm in the phase II development, <br />therefore, the berm will be more level. <br />Zoch asked if there would be a dumpster located across from her house. <br />Remarke pointed out that the same type of trash enclosures will be used <br />for phase II as are on the phase I site. <br />Elaine Zoch stated that she cannot believe that the City is allowing this <br />type of development adjacent to a residential area. Keis pointed out that <br />the property in question is not zoned Residential. <br />Mr. Zoch asked how much tax revenue the City was getting from the <br />Country Side Office Terrace development in comparison to what it was <br />getting from the residential homes that existed prior to this redevelopment. <br />
