MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 11, 2008 <br />CUP FOR Dennis O'Connell, Suburban Auto Body, appeared before the Commission <br />OUTDOOR requesting a Conditional Use Permit to allow outdoor storage of licensed <br />STORAGE - and operable vehicles,insurance-totaled vehicles, metal recycling bin, trash <br />3172 RYAN container, and covered tire storage at 3172 Ryan Lane. O'Connell reported <br />LANE - that this is a secondary location for Suburban Auto Body and houses its <br />SUBURBAN AU TO mechanical department which consists of two full-time people. O'Connell <br /> reported that the insurance-totaled vehicles would be stored on the property <br /> for two to four days and then hauled away by the insurance company. <br /> O'Connell noted that the insurance companies do not leave the totaled <br /> vehicles more than the 2 to 4 day time period as he charges them for the <br /> storage. <br />Knudsen asked about tire storage. O'Connell reported that he does not have <br />a lot of tires, but would store them in an enclosed shed or box as required by <br />the City. <br />Duray asked if the outdoor storage area was within the 60% limitation. The <br />City Planner indicated that the rear yard of the property consists of 53% of <br />the lot, therefore, under the 60% maximum. <br />Duray asked if parts or clips of vehicles would be stored. O'Connell replied <br />that they would not and indicated that reputable body shops do not use clips <br />of cars. <br />Knudsen asked about the Fire Marshal's concern about leaving enough <br />room for two truck access. The Planner indicated that this area of the <br />parking is designated as proof of future parking, therefore, will not be <br />constructed. If that parking area is constructed in the future, there would be <br />a review by the Fire Marshal relative to access issues. <br />Knudsen asked about landscaping. O'Connell reported that all landscaping <br />is in place. Knudsen asked about paving. The City Planner indicated that <br />the front of the property has asphalt paving, and the storage area is Class V. <br />O'Connell reported that if the business grows, he would pave the storage <br />area. He indicated that this would help in keeping vehicles clean. <br />O'Connell reported that he always tries to do the right thing with his <br />properties, and indicated that if the City ever has any issues with his <br />properties, he is willing to work with the City. <br />Knudsen asked about the sliding gate, pointing out that its appearance was a <br />little rough. The City Planner felt a sliding gate was the best that could be <br />done for access into the storage area. <br />Knudsen asked about lighting. O'Connell submitted a revised site plan <br />which shown the existing lighting, noting there is a light in the back storage <br />yard. <br />-5- <br />
