This plat is part of a larger parcel as shown on the Alta survey. The only apparent access to the <br />entire tract is Labore Road which does not connect to the property east of the proposed plat. If <br />access to this parcel is available from the south, provide the appropriate access agreement or <br />easement. <br />2. Show/label oversized sanitary sewer and storm sewer easements on the corresponding construction <br />plan sheets (Lots 6-8). <br />3. Include sanitary sewer and watermain easement for stubs to the west. They appear to be within a <br />drainage and utility easement but it is difficult to tell. Show/label easement(s) on construction plan <br />sheets. <br />4. The sanitary sewer from EX MH 5 to MH 2 is outside of the plat boundary. A separate sanitary <br />sewer easement should be drafted and conveyed to the City. <br /> <br />GRADING PLAN & EROSION CONTROL <br />1. All retaining walls with a surcharge of 4’ or higher require a separate building permit. <br />2. Retaining walls over 30” high shall include a guardrail, fence, or other safety barrier if found <br />necessary by the building official. <br />3. Examine the use of a swale along west side of lots L3, L4, and L5 in lieu of low point and catch <br />basin. <br />a If catch basin remains in final plan, locate structure on property line with storm sewer <br />running along property line. <br />4. Include driveway grade slope arrow for Lot 15 <br />5. Identify all steep slopes (3:1 or greater) with hatching in either the grading plan or the erosion <br />control plan. <br />a Indicate the use of erosion control blanket on these slopes <br />6. Silt fence around proposed basins shall remain in place until upstream turf is established. <br />7. Identify proposed seed & fertilizer mixes around stormwater basins, wetland impact areas <br />8. Identify stabilization or planting plan for filtration basin. <br />9. Erosion Control Plan does not account for off-site sanitary sewer extension
