Lillemoen asked what he <br />would be allowed to store on his property. <br />The City Planner stated that Lillemoen's initial request was to operate as a <br />hobbyist from this property restoring his own vehicles. The hobbyist use <br />is not allowed in the I-1 Zoning District. However, I-1 would allow for a <br />major auto repair business which would allow Lillemoen to restore his <br />own vehicles as well as vehicles owned by others. Therefore, Lillemoen <br />applied for a CUP for a Major Auto Repair License. The City Planner <br />indicated that Lillemoen could store vehicles and equipment related to this <br />business under a Conditional Use Permit. Outdoor storage is allowed by <br />CUP when that storage is accessory to the principal business on the <br />property, in this case major auto repair. However, the Code does not <br />allow for the rental of outdoor storage space to businesses that do not <br />occupy building space. <br />Lillemoen again asked what he could store outdoors on his property. The <br />Planner replied that his outdoor storage would be limited to storage that is <br />accessory to Lillemoen's business. Again, that outdoor storage would be <br />by Conditional Use Permit. <br />Roger Stanke, property owner in Ryan Industrial Park, asked when the <br />City began requiring that hobbyists obtain business licenses. Stanke <br />pointed out his hobbyist use of his property as well as that of Lee Rossow. <br />Blesener noted that the Code does not allow a hobbyist use in the I-1 <br />District. <br />The City Planner noted that the Code has been in effect since 1980, and <br />only allows business uses in the I-1 District. Private hobby uses are not <br />permitted. The City Planner pointed out that the City does not monitor <br />business activities, and should someone have the appropriate business <br />licenses in place, the City would not verify the business activity. <br />Allan pointed out that Ryan Industrial Park is a industrial business area. <br />Keis suggested that it may be necessary for Stanke to obtain a business <br />license. Stanke questioned the need for hirn to obtain a business license to <br />work on his own vehicles in the indusri•ial park. He pointed out that <br />residential property owners do not have to obtain a business license to <br />work on their cars in their garages. Keis pointed out that Ryan Industrial <br />Park is a commercial district, not a residential neighborhood. <br />The Planner again clarified that Lillemoen would be allowed to store, by <br />CUP, equipment and materials related to his business. The Planner <br />indicated that miscellaneous household equipment would not be able to be <br />stored on the Ryan Industrial Park property. Lillemoen asked if he would <br />
