Chapter 915: General Development Requirements <br /> <br />Figure 915-1 <br />915.030 Accessory Dwelling Units, Detached <br />Detached accessory dwelling units shall be permitted as a Conditional Use in the R-2 and R-3 <br />zoning districts, subject to the following requirements: <br />(A) The design and construction of any detached accessory dwelling unit shall be similar to <br />or compatible with the design and construction of the principal building. The exterior <br />building materials, roof style and colors shall be similar to or compatible with the <br />principal building. <br />(B) Any detached accessory dwelling unit shall be attached to a permanent foundation that <br />complies with the Minnesota State Building Code and is solid for the circumference of <br />the building. <br />(C) The detached accessory dwelling unit shall have a minimum of 300 square feet of <br />habitable floor area and a maximum of 700 square feet of habitable floor area. <br />(D) The detached accessory dwelling unit shall be required to have its own separate kitchen <br />and bathroom facilities. <br />(E) The maximum ground coverage (footprint) of a building that combines a garage and an <br />accessory dwelling unit shall not exceed the ground coverage (footprint) allowed for a <br />detached garage in this Code. <br />(F) If there is an accessory dwelling unit above a garage, the maximum height of the <br />building may be 23 feet or the height of the principal building, whichever is less. Refer <br />to Chapter 917, Rules of Measurement, Building Height, for how height is measured.
