Storage will include trucks, <br />bobcats on trailers, and other equipment that moves by its own power. <br />Knudsen noted other issues raised in the Planner's report which include the <br />need for a detailed layout of the storage, Fire Marshal review of the site, <br />screening plan, etc. With regard to screening requirements, the Planner <br />noted that chain link fencing where there is landscaping that provides a <br />year-round screen and is irrigated to ensure survivability. The Planner <br />noted the need for the applicant to provide a Landscape plan. <br />Nelson replied that he would provide the landscape plan and indicated that <br />the site would then be landscaped in the spring. <br />Knudsen also noted the need to detail the location of waste containers on <br />the site plan as well as the layout of site lighting. <br />Barraclough asked about the storage area that consisted of concrete blocks <br />with a roof over it. Nelson indicated that this area was originally put <br />together to keep materials out of the weather. He again noted that there will <br />be no materials storage on the site. <br />Duray asked which side of the property was considered the front. The City <br />Planner noted that on a corner lot, the short side is considered the front. He <br />pointed out that the Ryan Drive frontage is considered the side yard, and <br />outdoor storage would be allowed in the side yard. <br />Duray asked if there were sodded areas on the site as shown on the site <br />plan. Nelson replied that there were, but noted they may not be in the best <br />condition. <br />There was no one else present wishing to comment on this matter. <br />Duray recommended approval of the Conditional Use Permit allowing open <br />and outdoor storage of construction equipment at 3172 Spruce Street for <br />FPI Paving subject to compliance with the City Planner's report dated <br />December 4, 2008 as well as a revision to the site plan showing waste <br />containers and lighting, and compliance with any recommendations of the <br />Fire Marshal. <br />Motion seconded by Knudsen. <br />Motion carl•ied 6 - 0. <br />-2- <br />
