Name: Corrin Wendell
Date: October 7, 2022
Page: 5

H:\Heidi\Planning\Planning Cases\1415 - Lennar - Final Plat 1st addition Variance Rezoning - Paul Tabone\City Engineer Comments Review Memo 10.6.docx

• Vanderbie: show catch basins near Allen Ave in profile view on sheet CG-110. No invert or rim
data is provided for the existing storm sewer manhole in Allen Avenue that is being connected
to.
• Provide intersection detail sheets for all intersections – intersection details should show radii
curb grades, street crown transitions, PVI locations, etc.
Street and Utility Plan/Profile
• MPCA Sanitary Sewer Extension Permit – provide a copy prior to starting construction
• DOH Watermain Extension Permit – provide a copy prior to starting construction
• Label sanitary sewer size, type, and slope on all sheets (missing on CU-101)
• All proposed watermain is shown as DIP. Project team previously requested and was given
permission to use C900. Just pointing this out in case it is an oversight in the drawings. Denote
on the plans weather copper or plastic water services are being used.
• Denote on the plans that tracer wire is required for all plastic watermain and services, in
accordance with MRWA specification.
• Show and label all drainage and utility easement lines in plan view along all private streets. Curb
stops should be located on the D/U easement line.
o It is difficult to tell without the easement lines turned on, but it appears the watermain
along Street 4 may be outside of the drainage and utility easement. Will confirm once
revised plan is submitted showing utility easement lines. Hydrant and curb stop are
likely outside of utility easement.
• Label existing size and type of existing watermain along County Road D that is being connected
to. W-1 is denoted at the connection – include a note or callout specifying how the connection is
made.
• Provide exhibit that shows hydrant spacing with 250’ radii around hydrants to demonstrate
property coverage across the site. Example – I only see one hydrant for all of Street H and its at
the very end (680’ long)
• Hyd-1 on sheet CU-101 should be a new hydrant.
• Extend SANMH-7 to the north to eliminate the bend in the sewer service.
• General note: place curb stops at the right-of-way line
• Show petroleum pipeline (BP) in profile view as a crossing pipe with approximate depth. I am
guessing that BP staff will require potholing, watchdog, etc. Include notes on the plan sheet
accordingly.
• Provide additional depth to SANMH-7. There is a high likelihood of conflicts between sewer
services and the watermain between stations 11+00 and 12+50 on the west side.
• General note: curb stops should be located on the right-of-way line. A tail can be installed to get
the service further from the right-of-way line for future connection during building construction.
