MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 12, 2009 <br />Knudsen asked about turn-arounds. Johnson reported that turn-arounds <br />will be provided so that traffic exiting the lots will be able to pull onto the <br />streets. He noted that there is plenty of room for these turn-arounds. <br />Johnson indicated that the turn-around in front of the existing house will <br />be reduced in size as recommended by the City. <br />Duray asked about the existing house. Denny Claridge, Pinot Properties, <br />reported that they are remodeling the house and will be selling it. The <br />driveway for the house will be improved right away. <br />Jon Hall asked if there were any problems with the water table on this <br />property. He noted that the house just north of Gervais Mill Park on <br />Edgerton Street was constructed on pylings. Johnson reported that there <br />are no water table problems and commented that the soils are sandy. He <br />also pointed out that there will not be a lot of site disturbance in <br />conshucting the new homes. <br />Knudsen asked about the three accessory buildings on the property. <br />Johnson reported that one is a small shed without a permanent foundation <br />and could easily be removed. The other two buildings have permanent <br />foundations. Johnson indicated that all three will be removed when the <br />property is final platted. The City Planner noted that under the Code only <br />one shed can be three feet from the property line. In this instance, two of <br />the sheds are approximately three feet from the line. The Planner <br />indicated that there would be a development agreement for this project, <br />and shed removal would be one of the provisions outlined in that <br />agreement. McDowall indicated that they hoped to leave the sheds in <br />place for a while. <br />Duray asked about sidewalks. The City Planner reported that sidewalk <br />improvements are a platting requirement. He noted that the Parks <br />Commission reviewed the plat from a park charge standpoint, but did not <br />address the sidewalk issue. The Planner indicated that he would discuss <br />sidewalks with the Parks & Recreation Director. <br />Johnson noted that the County is requiring an additional 10 feet of right- <br />of-way for Edgerton Street as part of the plat. He indicated that a <br />sidewalk improvement on the hill would be difficult along Edgerton. It <br />maybe most feasible to put a sidewalk on the east side of Edgerton Street. <br />With regard to Little Canada Road on the south, sidewalk location could <br />be on either side of the street. <br />Jessica Tm•cotte, 2674 Schletty Drive, repotted that her property abuts <br />proposed Lots 3 and 4. Her concern was how the development will be <br />done. She noted that the Schletty properties are lower than this property <br />and was concerned about the impact that grading would have on her lot. <br />She noted that her sump pump runs frequently during the summer. <br />-6- <br />
