MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 12, 2009 <br />Turcotte also noted the wildlife in the area and hoped that most of the trees <br />would be preserved. Turcotte supported the removal of the sheds. She <br />was also interested in the style and value of the homes that would be <br />constructed on this property. <br />Jan Herold Maho, 551 Little Canada Road, asked if the additional 10 feet <br />ofright-of--way would result in Little Canada Road being widened. The <br />Planner noted that the additional right-of--way is coming from this property <br />only. Maho was also concerned about the preservation of trees adjacent to <br />her property. Claridge reported that they will try to preserve as many trees <br />as possible. <br />Caroline Smith, 2682 Schletty Drive, expressed concern for the <br />preservation of wildlife habitat. She noted that Lot 5 is close to Geivais <br />Mill Park and felt development of that lot would eliminate habitat. <br />McDowall noted that the northwest corner of Lot 5 is not buildable and <br />indicated that the house would be set approximately 150 to 160 feet from <br />that corner. It was suggested that a building envelope could be designed <br />for each lot that would depict the general area that a house would be <br />conshucted on each lot. <br />Smith asked if neighboring property owners would be able to have input <br />on the location of the proposed homes. The City Planner noted that each <br />lot will be custom graded. He agreed that defining a building envelope for <br />each lot will be helpful. The Planner suggested that once the envelope is <br />identified and approved, the City could require approval for any deviance <br />from that location. <br />Sharyn Hoium, Windrow Drive, indicated that she walks in Gervais Mill <br />Park all the time and stated that it was a great asset to the community. <br />Hoium was concerned about increased traffic on Edgerton Street from <br />these additional homes, specifically noting the additional driveways. <br />Hoium noted that once the property is platted and houses constructed, it <br />would be difficult to prevent property owners from cutting trees. Hoium <br />was also concerned with the close proximity of Lot 5 to the park. She did <br />not want to see the park damaged by the development of a house on Lot 5. <br />Knudsen felt that defining a building envelope would solve many of the <br />concerns being raised this evening. The Planner also noted that the City's <br />ordinance requires a certain amount of flee preservation. The Planner <br />agreed that future homeowners may want to do something different with <br />existing trees just like any other property owner in the City. <br />Knudsen felt that the two main issues were location of future houses on <br />the individual lots as well as tree preservation. Knudsen stated that he <br />could not imagine that anyone developing these lots would cut all the trees <br />-7- <br />
