MINUTES <br />Parks & Recreation Commission <br />May 5, 1994 <br />Wehrle recommended accepting the park land dedication fee in <br />lieu of land for the John Brown subdivision. <br />Motion seconded by Johnson. <br />Motion carried 6 - 0. <br />THEIS Sanders stated that Tom Theis' property is located between <br />PROPERTY Leeward Way and Arcade Street south of the power lines. <br />DIVISION <br />Wehrle felt that since the City has the power line right-of- <br />way to the north, there would be no interest in this <br />property. <br />Johnson recommended accepting the park land dedication fee <br />in lieu of land for the Tom Theis subdivision. <br />Motion seconded by Greger. <br />Motion carried 6 - 0. <br />TWIN LAKE Wehrle stated that Pratt Homes is back with a single family <br />PINES home development proposal for the Mitchell Property on Twin <br />PRELIMINARY Lake. Wehrle indicated that this is the first time he has <br />PLAT seen this proposal. <br />Remerowski stated that the proposal looked good to him. <br />However, he questioned the use of the Outlot area. <br />Wehrle stated that it looks like some of the lots would be <br />accessed off of Twin Lake Boulevard while the other lots <br />would be accessed off of Twin Lake Court. <br />Johnson asked if the developer was intending to build more <br />lots in the Outlot area. Sanders stated that the Outlot is <br />all wetland. Wehrle asked if it was dedicated wetland. <br />Sanders was unsure. Wehrle stated that if it is dedicated <br />wetland, the developer cannot build on it. Remerowski <br />stated that there is a utility and drainage easement over <br />the Outlot. <br />Wehrle asked who owned the Outlot. Sanders felt that it <br />would have to stay in the ownership of the developer or it <br />would be a homeowners' association that would maintain it. <br />Johnson asked if the Vadnais Heights City line crossed some <br />of the lots and if so would it affect Little Canada's park <br />dedication. Sanders felt this was a good question. <br />Remerowski stated that he would be unwilling to offer a <br />discount on those lots. <br />Wehrle stated that the Commission's past recommendation on <br />-2- <br />
