Sanders stated that it would not in this case. <br />Remerowski asked when the Little Canada development will <br />begin. Pratt indicated that it will be in conjunction with <br />Phase II of the Vadnais Heights development due to utility <br />installation. Sewer and water will service Twin Lake Pines <br />from Vadnais Heights. <br />Pratt stated that the outlot in Little Canada will be <br />maintained as private and left the way it is with control by <br />the homes in Little Canada only with the exception of <br />Pardee's easement area. <br />Remerowski asked about giving Pardee the whole lake frontage <br />in the area. Pardee stated that it is a possibility if <br />Little Canada could work it out. <br />Sanders stated that he would like to see a written document <br />on the use of Outlot "A" in Little Canada incorporated into <br />the development agreement. <br />Wehrle asked why Pardee needs an easement on property he <br />already owns. Pardee stated that he does not need the <br />easement on property he owns, but it was Pratt's feeling <br />that Pardee should sell the land to the homeowners' <br />association and pursue the easement. <br />Sanders asked about the proposed bike trail along the <br />street. Pratt indicated that as a condition of their <br />development in Vadnais Heights, they are required to install <br />a trail along the street through the trees. He stated that <br />he is concerned that many trees would have to be taken in <br />this process. Therefore, they are developing a design to <br />expand the shoulder for the trail so the trees will not have <br />to be taken. He stated that the trail would have to meander <br />back and forth around the trees. <br />Wehrle asked Pratt if he was aware of the 12 foot trail <br />width, grade, and ADA requirements. Pratt stated that he <br />was aware of these requirements. However, the area is so <br />beautiful with trees, he did not want any to be destroyed <br />due to the trail. <br />Pardee stated that he and Pratt have been trying to convince <br />Vadnais Heights to save the trees. Vadnais Heights finally <br />indicated that they will look at the concept of reducing the <br />12 foot width requirement and consider the possibility of <br />meandering around the trees. <br />-3- <br />
