"I'he Planner indicated that <br />this is not an uncommon situation. <br />Knudsen recommended approval of the Planned Unit Development <br />Amendment to allow the addition of a trash enclosure to au existing trash <br />enclosure/accessory building as requested by Temo Swrrooms, 2905 <br />Country Drive subject to the clea~i-up of the site and removal of remaining <br />debris on the property. <br />Motion seconded by Duray. <br />Motion carried 7 - 0. <br />FINAL Mr. John Johnson, engineer representing PinoC Properties, appeared before <br />PLAT - the Commission requesting approval of the first phase Final Plat for the <br />HUOT Huot Addition, located on the northwest corner of Edgerton Street and <br />AllllITION Little Canada Koad. Johnson reported that the first phase Finai Plat <br />proposed the platting of Lots 1 and 2, and the remaining property as an <br />Outlot. Johnson noted that Preliminary Plat was approved a few months <br />ago at which time the Final Plat phasing was discussed. Johnson indicated <br />that the second phase Final Plat will replat the outlot into three single- <br />family lots. Johnson indicated that the first phase Final Plat will allow for <br />the sale of the one new lot fronting on Little Canada Road as well as the <br />sale of the existing house. <br />Johnson presented an aerial view of the property and described the future <br />driveway accesses to Edgerton Street for Lots 3 and 4. These driveways <br />will be oriented so that access occurs on either side of the existing <br />retaining wall Johnson reviewed the driveway accesses for Lots 1 and 2, <br />noting that the house and driveway on Lot 1 will be situated so as to retain <br />the existing evergreens. He indicated that the existing Edgerton Street <br />driveway will be utilized for Lot 2. <br />Knudsen asked if there were any issues with the separation between the <br />driveways for Lots 2 and 3. The City Planner reported that there was not, <br />the separation distance meets code. <br />Johnson again reviewed the existing retaining wall on Lots 3 and 4, the <br />location of the driveways for these two lots in order to work around the <br />retaining wall as well as to preserve as much vegetation as possible. <br />Johnson indicated that the second phase Final Plat for Lots 3, 4, and 5 may <br />not develop for three to ten years. Johnson indicated that the only <br />challenge with that is the crafting of the development agreement to <br />address the phasing of the Huot Addition. <br />-2- <br />
