MINUTES <br />CITY COUNCIL <br />APRIL 24, 2024 <br />Rick Schreier, applicant, replied that he is working with potential interested parties but could not <br />disclose names at this time. He stated that if everything moves forward, development could start later <br />this year or next spring. He confirmed that this would be developed as a single business if those plans <br />move forward. <br />Mayor Fischer thanked Mr. Schreier for demolishing the vacant building. <br />Gutierrez noted that the Council received many comments from residents asking when the vacant <br />building would be removed or about development in general. She explained that the City does not <br />have control over private property and therefore as long as proposed uses fit within the zoning code, <br />the City does not have control over what is developed. <br />The Community Development Director provided additional details on the process for <br />development/redevelopment along this corridor. She commented on some of the allowed uses within <br />C-1 and noted that if the use falls within, they would simply move forward through the building permit <br />process. <br />Mayor Fischer introduced the following resolution and moved its adoption: <br />RESOLUTION .SUBDIVISION, <br />ADJUSTMENTI A T 99 SOUTH OWASSO BOULEVARD., <br />06-29-22-22-0008 AND 3006 RICE STREET, PARCELI' '' 06-29- <br />22-22-0037 <br />The foregoing resolution was duly seconded by Kwapick. <br />Ayes (5). Nays (0). Resolution declared adopted. <br />MINOR SUBDIVISION OF 3010 VANDERBIE STREET <br />The Community Development Director presented a request for a lot line adjustment for the property at <br />3010 Vanderbie Street to create anew parcel where a single-family home could be built. She stated <br />that the request does meet the minor subdivision request and each lot would meet, or exceed, the <br />minimum lot standards. She stated that the Planning Commission reviewed this case and asked the <br />Council to hold the public hearing and consider the lot split. <br />D. Miller asked if the lot split would create any requests for variances in order to build a home. The <br />Community Development Director replied that the newly created lot would actually be larger than <br />many single-family lots and all zoning requirements would need to be met. <br />Mayor Fischer opened the public hearing for comments from the general public. <br />There were no further comments from the public. Upon motion by D. Miller, seconded by T. Miller, <br />the public hearing was closed. Ayes (5). Nays (0). Motion adopted. <br />D.
