MINUTES <br />PLANNING COMMISSION <br />JANUARY 11, 2024 <br /> <br /> <br /> <br /> <br /> <br /> <br />4 <br /> <br />Commissioner Thorson asked how often City staff visit the site. <br /> <br />The Community Development Director commented that City staff visit the site weekly as well, <br />with public works observing the site as well. <br /> <br />Commissioner Lum asked why the drainage issue was not identified by the applicant. <br /> <br />The Community Development Director commented that the applicant may not observe water <br />issues on private properties. She recognized that there has been a lot of rain in the fall/winter. <br /> <br /> Thorson introduced the following motion: <br /> <br />RECOMMENDING THE APPROVAL OF THE FINAL PLAT 3RD ADDITION FOR <br />PIONEER COMMONS <br /> <br /> The foregoing motion was duly seconded by Masrud. <br /> Ayes (8). Nays (0). Motion passed. <br /> <br /> <br />COMMISSION BUSINESS: MAJOR SUBDIVISION – 2395 EDGERTON STREET – <br />SUNRISE OVER GERVAIS – CASE #1428 <br />The Community Development Director presented a request for a major subdivision of the lot at <br />2395 Edgerton Drive noting that the parcels will face Sunrise. She stated that this would create <br />four parcels with the intent to build single-family homes on each parcel. She reviewed the <br />proposed site plan and stated that as proposed all requirements would be met. She stated that a <br />review was completed by the Development Review Committee and the coordinating agencies are <br />still completing their reviews. She noted comments from the City Engineer that would need to <br />be addressed prior to final review. She stated that the City Council will hold a public hearing to <br />consider this request at its February 14th meeting and asked the Commission to consider the <br />request tonight. <br /> <br />Commissioner Carlson-Clark asked for clarification on a portion of land not shown as part of the <br />lot. <br /> <br />The Community Development Director replied that is the right-of-way and confirmed that <br />driveways are able to go through the right-of-way. <br /> <br />Commissioner Masrud stated that he does live on this street and therefore wanted to make that <br />known, commenting that he would abstain from the vote. <br /> <br />Commissioner Lum commented that she also lives on this street and would abstain from voting. <br />She asked if Sunrise would be widened for the driveways.
