MINUTES <br />PLANNING COMMISSION <br />JANUARY 11, 2024 <br /> <br /> <br /> <br /> <br /> <br /> <br />5 <br /> <br />The Community Development Director commented that this project would not impact the street. <br /> <br />Chair Johnson asked if this area would run on well or sewer. She asked if repairs of the utilities <br />within the right-of-way are the responsibility of the property owner or the City. <br /> <br />The Community Development Director replied that this area is connected to the sewer. She <br />stated that the line from the street to the home is the responsibility of the homeowner. <br /> <br />Commissioner Carlson-Clark noted the topography of this area and asked if the Watershed <br />District would review the plans for drainage and related to wetlands. <br /> <br />The Community Development Director confirmed that will be addressed by the review of the <br />Watershed District. She provided a brief overview of drainage requirements for new <br />development. <br /> <br />Chair Johnson reiterated that there will be more information provided from the Watershed <br />District review related to the drainage plans. <br /> <br />The Community Development Director confirmed that those details will be provided prior to the <br />review by the City Council. <br /> <br />Commissioner Carlson-Clark asked how these lot sizes compare to the typical lot size in the city. <br /> <br />Commissioner Masrud stated that the lots are very similar to the lots on Sunrise, although a bit <br />more narrow and deeper, while the lots on Edgerton are larger than the proposed lots. <br /> <br />Chair Johnson commented that these lots do meet the standards of the City. <br /> <br />Commissioner Masrud commented that the lot area numbers provided in the presentation are low <br />compared to the provided lot dimensions. It was noted that perhaps the easement and right-of- <br />way has been subtracted. <br /> <br />The Community Development Director clarified that the lot depth included the right-of-way <br />whereas the lot area calculation did not include that area. <br /> <br />Commissioner Masrud commented that there are some large maple trees on the property and <br />asked if there has been consideration towards preserving those large trees. <br /> <br />The Community Development Director commented that would depend where the trees are <br />located on the lot as to whether they could attempt to preserve them. <br />
