<br /> MINUTES <br /> City Council <br /> (Cont'd.) <br /> March 26, 1980 <br /> Councilman Fahey stated that the addition of this phrase was decided <br /> against because the phrase "or other such means of recognizable <br /> ingress shall be provided for emergency vehicles" in that same <br /> parapraph (5) would be sufficient. <br /> Councilman Fahey stated that in the "Table of Contents" under <br /> Chapter 921 it should reflect that this Chapter covers rezonings. <br /> The Planner stated that in Chapter 921 the word "rezoning" was added. <br /> The Planner has not yet updated the "Table of Contents", but when <br /> this is done Mr. Fahey's suggestion will be followed. Mr. Nielson <br /> also stated that there will be other changes to the 'Table of Contents". <br /> Mr. Nielson stated that on page 5 of the Ordinance the word "exist" <br /> will be changed to "exits" as suggested. On page 7 of the Ordinance <br /> "Loading berth" will be defined and subsequent numbering will be <br /> changed accordingly. <br /> Mr. Nielson stated that on page 8 of the ordinance there will be <br /> definitions inserted for "Lot, Base" and "Lot, Unit". These definitions <br /> will apply in the case of a duplex or quadraminium being subdivided and <br /> each unit being sold to separate owners. <br /> Councilman Fahey stated that this would allow a single family home on <br /> a 37 1/2 foot lot in the case of a duplex on a 75 foot lot being <br /> subdivided and sold to two different owners. Fahey stated that he <br /> was not in favor of this as a 37 1/2 foot lot would not meet City Code. <br /> Mr. Nielson stated that this would help make housing more affordable <br /> and would encourage home-ownership, rather than rental property. <br /> Nielson asked what difference it made if each unit of a duplex was <br /> rented, or each unit of a duplex was separately owned. <br /> Mrs. Scalze stated that the citizens of Little Canada want large lots. <br /> Flttorney Parks stated that in the future the City may be forced to <br /> allow this due to housing costs, but that there is a big difference <br /> in a duplex and a condominium. <br /> Fahey stated that it was a way for a developer to get around the <br /> requirement of a 75 foot lot. Fahey stated that he would not be against <br /> such a proposal on a 150 foot lot. <br /> DeBace stated that this situation should probably be in a PUD area. <br /> Mayor Hanson stated that the Council does not want this provision to <br /> be included in an R-1 area. <br /> Mr. Nielson stated that he would take this out. <br /> The City Flttorney stated that these provisions could be inserted in <br /> the Ordinance at a later date if the Council wishes. <br /> Mr. Plielson stated that he is including definitions in the Ordinance <br /> that apply to the section on signs that was inserted in the Ordinance. <br /> Mr. Nielson stated that he also defined "City Staff in the Ordinance. <br /> Page -4- <br /> <br />
