<br /> MINUTES <br /> <br /> City Council <br /> June 25, 1980 <br /> Councilman DeBace stated that the Residential Business zoning is more <br /> restrictive than the General Business zoning. DeBace stated that he <br /> would not want any property he might have rezoned from General Business <br /> to Residential Business. <br /> Mr. LaMay informed the Council that he has his property for sale and <br /> the suggestion that it be rezoned will hinder the sale of the property. <br /> Mr. LaMay stated that he would have to disclose this information to any <br /> potential buyers. Mr. LaMay commented that he did not understand why a <br /> piece of property zoned General Business for many years and located so <br /> near the Railroad tracks would be considered for Residential Business <br /> zoning. Mr. LaMay felt this change in zoning of his property would devalue <br /> the property. <br /> The Planner stated that the zoning would not devalue the property. The <br /> Council still has control over the development of the property whether <br /> it be zoned General Business or Residential Business. <br /> Councilwoman Scalze asked the Planner how long any rezonings suggested <br /> in the new Zoning Ordinance would take. The Planner commented that the <br /> rezonings could probably be done in four public hearings. <br /> Councilman DeBace stated that it was his feeling that the Council would <br /> not be able to rezone any commercial property in the City. The people <br /> would not go along with any rezonings such as this. <br /> Mr. LaMay stated that he would just have to take his property off the <br /> market until a rezoning hearing is held. <br /> Mayor Hanson stated that the Council would not rezone any property that <br /> the people do not want rezoned. <br /> Councilman Fahey stated that under the Residential Business zoning the <br /> Council has more control over the type of building and the impact the <br /> building would have on the neighborhood. The Council would only <br /> restrict the use of the property if it denies a conditional use permit. <br /> Fahey further stated that homes built on commercial property are the ones <br /> with problems. Should such a home burn down, the property owners would <br /> not be allowed to rebuild on commercially zoned property. <br /> Councilwoman Scalze stated that ~e would not be in favor of rezoning <br /> any property that people object to. <br /> Mr. Nielson again stated that the Council is not doing any rezoning tonight. <br /> The Council is only changing the old zoning classifications to the new ones <br /> developed in the new Zoning Ordinance. <br /> Mayor Hanson stated that when the public hearings on rezonings come up <br /> it may be that the Council will not rezone the property. <br /> Page -2- <br /> <br />
