<br /> MINUTES <br /> City Council <br /> August 13, 1980 <br /> St. Jude is proposing to construct a new corporate headquarters in <br /> three stages. The first stage to be completed in 1981 would consist <br /> of 50,000 square feet of building. Phase II to be completed in 1983 <br /> would be an additional 80,000 square feet and Phase III would be <br /> 120,000 square feet of building scheduled for 1985. The project would <br /> be constructed under a fast-track procedure, that is that plans would <br /> be developed during the construction process. <br /> Mr. Burrows stated that St. Judea is looking for approval of the PUD <br /> zoning, approval of the first bid package, and approval to start <br /> construction. <br /> The property that St. Jude's is considering for the project is located <br /> between Viking Drive and County Road B-2 east of Jackson Street and <br /> west of the school property. After completion of the project, the <br /> site would still remain 61% undeveloped. St. Jude's would also be <br /> leaving a 100 foot undeveloped buffer zone around the property. <br /> Mr. Burrows informed the audience that the building would have a concrete <br /> frame surrounded by masonry. It would be a completely fire proof <br /> building. <br /> Mr. Burrows addressed the drainage of the area. St. Jude's feels that <br /> it can contain its own drainage by preserving the ponding areas on the <br /> property. These ponding areas can also act as a reservoir for the <br /> surrounding property. <br /> St. Jude's feels that it will be employing between 1300 and 1500 employees <br /> by 1985. Mr. Burrows stated that St. Jude's is concerned with the <br /> traffic that will be generated by these employees. <br /> Mr. Joseph Mooirbroek, representing St. Jude's, addressed the traffic <br /> situation. Mr. Mooirbroek felt that as St. Jude's grows the Company <br /> will change its philosophy regarding transportation. A possibility is <br /> that the Company will become involved in van-pooling and carpooling. <br /> Mr. Mooirbroek also stated that the manufacturing of St. Jude's is <br /> a laboratory situation. It is very seldom that there wi11 be large <br /> semi's entering or leaving St. Jude's. <br /> A resident from the Oakmont Condominiums asked if St. Jude's will <br /> disturb the privacy of Oakmont. Mr. Mooirbroek stated that the Oakmont <br /> Condominiums will not be able to see St. Jude's. Mr. Burrows stated <br /> that St. Jude's will not be able to be seen at all unless someone <br /> enters the property. <br /> P1r. Flomer DeLauris asked if St. Jude's would object to the improvement <br /> of Jackson Street. Mr. Mooirbroeck stated that St. Jude's would evaluate <br /> this at the time such a request is made. <br /> The City Engineer stated that there will be adequate sewer and water <br /> for the area. <br /> Someone from the audience asked if consideration has been given to <br /> requesting a stop light for the intersection of Rice Street and Viking <br /> Drive. <br /> Page -5- <br /> <br />
