MINUTFS <br />City Council <br />February 25, 1981 <br />The City Planner 1isted some of the uses for the property under both types <br />of zoning. Business warehousing would include - warehousing, governmental <br />buildings> building materials sa.les, research labs, jewelry manufacturing, <br />medical and dental labs, private sports clubs, radio and TV stations, <br />commercially leased offices, transportation termina1s, commercial printing, <br />wholesale business. Some of the uses under industrial zoning include all <br />of the above plus - manufacturing, assembly packaging, treatment and <br />storage of materials, building contractor shops, auto major repair. <br />Mr. Langsley asked the Council if an excavating company wou1d be allowed <br />under business warehousing zoning. The Planner replied that it would be <br />allowed if the company only had its office and storage of equipment on the <br />premises. No building or manufacturing would be allowed. <br />P~r. Langsley asked if the storage of dirt would be allowed. The Planner <br />replied that in both zoning districts the outside storage of dirt would <br />be allowed by a cond9tional use permit. Screening would have to be demon- <br />strated. <br />Mr. James ulills, representing Dart Transport and Maplewood Acres, stated <br />that he is representing property on the south of County Road R and the <br />proposed rezoning is agreeable with him. Mr. Wills stated that the <br />plans for the develo~ment of the property on the south of County Road ~ <br />are just speculative at present, but that he sees no problem with the zoning <br />change. Mr. Wills stated that he would prefer the zoning to he business <br />warehousing as it is more restrictive of industria7 zoning. <br />The Mayor asked the Planner if under business warehousing zoning building <br />space could be rented out to contractors. The Planner replied that that <br />would depend on the use the space would be put to. If the use would be <br />office and equipment storage that is permissible under business warehousing <br />zoning. Flowever, any manufacturing, for instance the manufacture of cabinets, <br />would not be allowed under business warehousing. The Planner also stated <br />that the conditional uses wou1d be the same under both types of zoning, and <br />would have to meet any conditions 9mposed by the C,ity. <br />Mr. Peter Langsley, owner of Lot 4, stated that he was not in favor of the <br />rezoning of the property from industrial to business warehousing. <br />Mr. Steve Marshe stated that he would not like to see a. trucking outf9t go <br />in the area. <br />Mr. Fahey introciuced the following resolution a.nd moved its adoption: <br />RESOLUTIOM N0. 81-2-90 - CLOSING THE PUBLIC HEFlRING ON THE PROPOSED <br />RFZQNING OF THE PROPERTY IOCATED ON COUNTY ROAD B FROP~ LIGHT <br />INDIJSTRIAL TO BUSINESS ~J.AREHOUSI~IG <br />The foregoing resolution was duly seconded by Mrs. Nardini, <br />{{yes (5~ Fahey, Nardini, Flanson, Scalze, Forsberg. <br />Nayes (0), <br />Resolution declared adopted. <br />This resolution appears in Reso1ution ¢ook No. 7, Page 53, <br />Page -2- <br />
