MINUTES <br />City Council <br />February 25, 19II1 <br />Counci1man Fahey stated that a mini storage development is being planned <br />for Lot 6. This plan would be compatable with the business warehousing <br />zoning. Fahey stated that w~th the residential development in the area <br />and the proposed mini storage develonment, the area should be zoned bus9ness <br />warehousing. <br />It was pointed out that the City of Maplewood has business commercial zoning <br />on the south side of County Road B. <br />P4ayor Hanson asked if there woutd be a problem with the bill boards under <br />a business warehousing zone. The Planner stated that there are presently <br />many non-conforming signs in Little Canada that are grandfathered in under <br />the new sign ordinance. <br />Mrs. Scalze asked if there would be a problem with the rezoning as there is <br />a proposal for the Langsley property, The Planner stated that the Comprehensive <br />Plan proposed business warehousing for this property in 1978. <br />Mr. Langsley stated that he has owned the property for about a year and a half. <br />Mr. Langsley also commented that the business warehousing zoning would 1imit <br />the rental of his proposed building to certain types of contractors. <br />Mrs. Langsley stated that there is no doubt that the property is more va1uable <br />as light industrial property rather than business warehousing. <br />Mrs. Scalze asked if Lot 4 could be left zoned light inciustrial. The Planner <br />stated that Lot 4 is a very small piece of property and this would be spot <br />zoning. <br />Mrs. Sca1ze stated that she does not know how much the property would be <br />devalued if rezoned business warehousing. <br />Mr. Forsberg was not in favor of leaving a portion of the property light <br />industrial. Mr. Forsbern also stated that he was not in favor of the uses <br />under business warehousing. Forsberg stated that it did not make sense <br />that under the 6usiness warehousing you could operate a lumber yard, but <br />not a cabinet making shop. Mayor Hanson commented that he agreed. <br />Councilman fahey pointed out that the Langsley's bought the property after <br />it had been indicated in the Comprehensive Plan that business warehousing <br />was proposed for the property. <br />Mr. langsley in~icated to the Council that when he brought in his plans for <br />the property no one ever indicated to him that business warehousing was <br />proposed as the zoning for the property, Mr. Langsley indicated that the plans <br />he brought in showed rental space for contractors. <br />Mr. Fahey stated that business warehousing zoning would limit the type of <br />contractors that would be allowed. Fahey felt the Council should not compound <br />the problems of the City of Little Canada and Pnaplewood by allowing manu- <br />facturing in a residential area. <br />Mr. Langsley stated that it was not until he received a letter from the <br />Planning Commission that he was aware of the proposed rezoning. <br />Page -3- <br />
