Fllso the single family lots <br />will consist of 10,000 square feet each. <br />Councilman Fahey stated that the proposal ca11s for 155 units in terms <br />of density. It was felt that City Code would only a71ow 135 units on <br />this property. Fahey stated that he was not in favor of the elderly <br />housing on that property and putting in more un~ts on the property than <br />is allowed by City Code. Fahey stated that the City Planner has calculated <br />the number of units that would be allowed under the new ordinance, and it <br />is his opinion and the opinion of the City Attorney and Pnr. Fahey that <br />135 units is the maximum that would be allowed. Fahey felt the 155 units <br />would be the number allowed under the City's old code. <br />Mr. Schrier informed the Council that the City's quarter section map is <br />in error, it shows the property being a couple of acres short than it <br />actually is. Mr. Schrier submitted to the Council a regist~red lanci survey <br />he had done of the property which more accurately depicts the size of the <br />property. <br />Mayor Hanson asked Mr. Schrier how many units his first proposal called <br />for. Mr. Schrier replied that he had proposed 127 units of apartments <br />and 28 single family lots. This proposal was about 70 to 80 units short <br />of the density that would have been allowed on the property. <br />Mr. Kippers informed the Council that it is his understanding that 155 <br />units as Schrier is proposing would be the maximum allowed under the <br />City's new code for the size of the property. As Mr. Schrier indicated, <br />P~r. Kippers pointed out that 'there is a discrepancy between the City's <br />quarter section map of the property and the registered land survey of <br />the property. <br />Fahey felt that this was the first issue that the Council should get <br />resolved. <br />Mr. Schrier stated that the 155 units indicated on the drawing he <br />submitted is still less than what is allowed under the City's present <br />code. <br />Mr. Forsberg stated that he liked the plan Mr. Schrier has submittecl. <br />Forsberg also pointed out that with senior citizen housing there are <br />no children involved. <br />Mayor Hanson asked if the plan indicated the exact locations of the <br />units. Mr. Schrier stated that it would be accurate as far as the <br />single family housing went, but the loca'tion of the quads and senior <br />citizen housing are not exactly accurate. <br />Mr. Schrier informed the Council that he has checked with the Archdiocese <br />and Ebnezer Homes with regard to senior citizen housing. They have indicated <br />to him that in order for such housing to be feasible, there should be <br />about 100 units involved. In this way it would be possible to have a <br />Recreation [?irector on the premises and also makes it more feasible to <br />get buses in. Ebnezer hlomes is also working on a project u~here 60% of <br />the units will be subsidized and the remaining units will pay the full <br />rate.
