MINUTES <br />City Council <br />April 29, 1981 <br />the subsidy to still get into a senior citizen housing project. <br />Mr. Leen informed the Counci1 that the quads would be sold as private <br />condominiums. <br />Mr. Don Pierce, a resident of Iona Lane, expressed concern about the <br />number of people per unit in the quads. Mr. Pierce felt that with <br />the ~4 quad units and the 13 single family homes, there wou7d be a lot <br />of traffic generated in this area. Pierce was also concerned over <br />the increase in the number of units that would be caused by upzoning <br />a portion of the present R-1 area. <br />Mr. Fahey stated that he thought the upzoning would cause about a 19 unit <br />increase. <br />The City Clerl< expressed concern that the quad units may be tocated too <br />close to the lake. <br />Fahey also stated that the length of the cul-de-sac may be too long. <br />Fahey also stated that the traffic situation on County Road C would be <br />less with the senior citizen development, than with the whole area <br />developed for townhouses. <br />Mr. Pierce suggested that Mr. Schrier's buffer zone be located on his <br />R-3 property, rather than upzoning a portion of the R-1 property in <br />order to provide a buffer. <br />Mr. Fahey stated that he must consider the good of the whole neighborhood. <br />Fahey was not in favor of an R-1 type of proposal for the R-1 property <br />and then having an apartment building located on the R-3 property. <br />Fahey stated that he would downzone the property before he would allow <br />this to happen. The only exception to his thinking would be a senior <br />citizen deve7opment on the R-3 property. fahey also stated that the <br />quads would be owner-occupied. <br />Fahey also informed Mr. Pierce that the traffic from this proposal would <br />not empty on Iona Lane, but on County Road C. Mr. Pierce stated that <br />the traffic that would be generated from this proposal would be going <br />all night long. <br />Fahey stated that the cul-de-sac should be looped to provide another <br />exit. Mr. Bob Nash, a resident of County Road C, suggested that the <br />cul-de-sac connect to Iona Lane. <br />Mr. Nash also expressed concern to the Council that the proposed street <br />in the development would line up with his driveway. Mr. ~lash was also <br />concerned that Mr. Schrier has not indicated what he is proposing for <br />the development of the small triangular piece of property in the area. <br />Mr. Nash was very concerned with the present traffic situat~on on <br />County Road C and fe7t that the situation would become impossible <br />w9th the development of the Schrier property. <br />Mr. Fahey stated that he would like to have this triangular piece of <br />property included in any proposal which Mr. Schr9er submits. <br />Page -3- <br />
