Mr. Nie1son pointed out that Tract B,
the present Nadeau property, is present7y non-conforming and by
combining it with Tract A, it would become a conforming lot.
Mr. Nadeau stated that the combination of these two tracts would
substantial1y increase the tax burdon on the property.
The City Attorney pointed out that Mr. Nadeau wou1d be terminating the
road easement through Tract A and, therefore, it wou1d not be possible
to se11 7ract B as there is no access to it. Mr. Parks also pointed out
that the life estate Mr. Pladeau is granting Mrs. Kelby wi11 terminate
upon her death.
Krueger Mr. and Mrs. Krueger appeared before 'the Council regarding 'the variance
Variance they are requesting in order to construct a garage on their property.
Request Council informed the Krueger' s that the9r request is scheduled for
consicleration at the June 24 regular Council meeting.
F1ameburger Mr. Norm Wells of Norm blel1s, Architects and Mr. Bob Mattson of
Restaurant Flameburger, Inc. appeared before the Council requesting approval
Proposal of a building permit to builcl a Flameburger Restaurant on Rice Street
next to the 7-11 Store.
Mrs. Scalze asked what the portinn of the property 1abe1edon the p7an
as "proposed changes" would be used for. Mr. Wells replied that this
portion of the property was plannecl for parking expansion,
Mr. ~ahey suggested that the Council place a stipulation in the approval
of a building per•m9t that there will be no development of the area
designated as "proposed changes".
P1r. Fahey asked if Flameburger was planning for any 1andscaping around
the building. Mr. Mattson replied that they were not as such areas
usually tend to collect dehree.
Mr. Mattson informed the Counci1 that the bu~lding they are proposing
will seat 48 people. Mr. Mattson is also requesting that the Council
grant approval of two variances to F7ameburger. The first is for 'the
width of the driveway on Demont. City C,ode would only allow the drive
to be 14 feet wide, and Flameburger would like a 19 foot wide driveway.
In order to get a 19 foot driveway, the blacktop would have to be right
up to the west property line, and City Code requires a 5 foot setback.
The Planner suggested that the Council approve this variance, but that
the property on the west should be allowed use of this driveway.
Page -7-
