Waite felt that the <br />Kezon <br />ng <br />(Cont,) property in the back was a ~ood buEfer between residential and commercial. <br />Mr. Pahey a~reed that the front of the property would probably develop <br />as commercial. tlowever, Pahey felt that the back of the property could <br />be accessed from Schrier's property and could develop residential.ly. <br />Fahey felt that the City owed it to the residents in the area to Look <br />at this possibilityo <br />It was pointed out that the pr.operty at the intersection of Iona Lane and <br />Rice S~reet is R-1 and the commercial bUSinesses on that property are <br />operating with special use permits. <br />Mr. Pahey feLt that the back of the property should have been con~idered <br />when Che City considered Schrier's development< The Planner poi.nted out <br />that it was consictered at thaC time. <br />Mr.. 6daite statecl Lhat his primary objective caas the car wash on Rice <br />Street and asked that if the City leave the baclc of the property R-1, <br />that the Ci.ty give him an access to this property. <br />Mrs. Scalze pointed out thaC Che lots on County Koad C are large enough <br />to sp1iC. Nardini poi.nted out that ~he lots were commercial. <br />The Council asked what is allowed under RI3 zoning. Mrs. Scala.e replie<! <br />that Rf3 allows duplexes~ or medical oftices and some commercial faciliti.es. <br />Gloria Bjorlcland of 60 lona Lane appeared before the Council and reported <br />Chat the Planning Commission has recommended against this pronosal. <br />I3jorlcland felt that other things could be done with the proper~y ratkter <br />than a car wash or mini-storage. I~jorkLand stated that she caould like <br />to buy the piece behind her house for a reasonable price. <br />Tim Townsley ot 90 Iona Lane stated that he, too, would be willing to <br />purchase the property behind his house. <br />Mr. Waite reported that the development would have a buLfer of 40 Eeet of <br />green space from Iona Lane beLore you would get to the roadway< <br />Mr. Don Pierce of 30 Iona Lane reported that the residents of Iona Lane <br />met with Mr< Waite and r.eported that they were against the proposal <br />and stated that Chey were in favor of R-l. Waite also pointed out that <br />the PLanning Commission has recommended against the proposal. Pierce <br />also commented thaL- the City has indicated thaC the area would stay R-1. <br />Mrs. Scalz.e pointed out that the City is obli~ated to call for a public <br />hearing when a rezoning is requested. <br />Pahey stated that the property aLong Rice Street wi.ll probably develop <br />as commercial, but felt that access to the back pr.operty should be <br />explored through the Schrier deveLopment. <br />Page -4- <br />
