Elurton stated that the only problem with ttie proposal is the <br />Lack of road frontage. <br />I~urton felt that the second building was a modest improvement in <br />relaCion to the size of the proper.ty. <br />Mrs. Scalze pointed out that the argument would make sense if: the 1ot <br />without road frontage already existed. However, there is currently <br />no lot existing without road frontage. <br />Mrs. Scalze pointed out Chat currently Ar.t Ryan has one building per <br />lot anct that it coould be in Art Ryan's best interesC to have two <br />buildings on each lot. <br />Mr. f3urton pointed out that the City approved a second building for <br />Peterson Maintenance. Mrs. Scalze stated that this was true and that <br />the Peterson building is 44% of Che original building. Scalze stated <br />that it was unfortunate that this coas not caught at the time the <br />buiLdi.ng was proposed. Scalze felt that the city must be fair to <br />everyone and if this is granted Lor Mr.. Del3ace, the City would have <br />no basis Co deny a similar r.equest. <br />Mr. Pahey commented that in the past the City has approved mini- <br />storag,e and the Peterson building. rahey stated Chat the Peterson <br />buildin~ is one that fe11 through the cracks. <br />Mrs. Scalze commented that mini-storage is differ.ent. Scalze commented <br />that if there is a problem with mini-storage Eacilities, then a <br />special. section should be written to cover Chem. <br />Mr. Elurton pointed out that the property consists of 44,700 square <br />feet. 'Phere are 8,000 feet of structures planned for the property <br />and the business is one with a low traffic flow. <br />Mrs. Scalze asked how much room there is for expanding the building. <br />Fiur.ton repLied that given the existin~ lot there is no way to expand <br />the building. <br />Mr. Pahey pointed out that the outlot was never considered buildable, <br />and when the Council approved the Capital City Glass building, the <br />Cotmcil never considered the builcling expandable. <br />Page -4- <br />
