MINUTLS <br />City Council <br />,1uly 10, 1985 <br />DeBace/ Mr. Burton stated that Che business is outgrowning the lot and they <br />Zilge Plat are exploring every possibility to stay in that location. <br />Mrs. Scalze commented that she could not say that DeIIace could build <br />two buildings on that lot and Art Ryan could not. <br />Mr. Fahey asked Mr. Ryan if he had any iots t:~~at were deep. Kyan <br />replied that. he has two lots that are aUout 400 feet deep. <br />Mrs. Nardini. f.elt that Mr.. DeBace got a break on Outlot U in that there <br />was not enough room to build on the property, buT. he di.d. Nardini <br />staCed thaC she might feel di.fEerently if there was no other way <br />Co develop the baclc of this property, but there are other alCernatives. <br />Nardini pointect out that the Ci.ty has an ordinance i.n place and there <br />ar.e accesses to the facility and she fel[ that the Counci.l should sti.clc <br />Loith the ordinance. <br />Mr. Ryan asked what size buildi.ng could be put on a lot. Mr. Del3ace <br />replied that as long as setbac!<s ar.e met, you can put as much building <br />on a lot as possibl.e. <br />Scalze also pointed out that there might be the probLem of separate <br />ownershi.p of the two buiLdings i.n twenty years time. <br />Fahey di<i not feel this was a problem due to the fact that the two lots <br />would be combined. Pahey saw the problem as the setting of. a precedent. <br />Mrs. Nardini pointed out that one of the buildings cauld be rented ou[. <br />Mr. Pahey commented that that would be permissible. <br />The Planner stated that there is nothing in the ordinance coverinP <br />lot coverage other than the requirements ot loading docks, setbacks <br />and parking. <br />Mr. Collova commented that i.f the property were a trian~ular piece, <br />he would be in favor of an addition to the pr.esent building. llowever, <br />due to the unique property, he is in favor of Mr. Del3ace's request. <br />Mr, Burton pointed out chat without the freeway, they would have <br />access to the baclc of the properey. <br />Mrs, Scalze pointed out that this is probabl.y why the property was <br />declared an outlot and consi.dered unbuilda6le, Scalze commented <br />that it has been the City's position from the onset thaC the property <br />~oas probably unbuiLdable. <br />Mr. Burton pointed out that Che City approved the Capital City Glass <br />building. Scalze r.eplied Chat the City probably felt that this was <br />the maximum use of the property. Scalze stated that she would not <br />have a problem with the request if the Counci.l was of the feeling that <br />everyone in the City would be alloc•~ed to do this also. ScaLze felt <br />thaC Che PUD was being used to ~et around the ordinance. Scalze <br />stated that if DeI3ace could comply with the ordinance, the PUD would <br />not be needed. <br />Page -5- <br />
