JOHN'S CREDIT UNION <br />PROPERTY LOCATED AT 40C1 LITTLE CANADA <br />ROAD FROM B-3 TO RB DASED 0~1 THE RECOP4MENDATION <br />OF THE PLANNING COP^PIISSION AND CITY PLANNEP, <br />The foregoing resolution was duly seconded by Mr. LaValle. <br />Ayes (5) Blesener, LaValle, Scalze, Collova, Fahey. <br />Nays (0). <br />Resolution declared adopted. <br />This resolution appears in Resolution Book No. 17, Page 310. <br />Senty P1r. John Arcand, attorney representing the Senty's and Mrs. Dahl, <br />Lot Split appeared before the Council and reviewed his letter to the Council <br />regarding the request to divide the Senty property and the Allen <br />P,Senda Avenue thoroughfare plan. The Senty's wish to divide the southern <br />Item No. 11 96 feet from their property so that Mrs. Dahl can construct a home <br />on the new lot. Arcand pointed out that the City has not determined <br />exactly where Allen Avenue would cross the Senty property, or if, in <br />fact, Allen Avenue is even needed in this location. Until this is <br />done, the Senty's are being precluded from dividing their property. <br />Scalze pointed out that depending on where Flllen Avenue crosses the <br />Senty property, some of the property could become a corner lot, and <br />this should be determined if the City is going to request appropriate <br />setback from the road right-of-way. <br />The Council discussed at length the need for Al1en Avenue as well as <br />potential road access into the area from Windward Way on the north. <br />It was the feeling of the City Engineer that Allen Avenue was not <br />needed in the area of the Senty property as the area can be served <br />with the extension of 4lindward !~ay south to LaBore Road. <br />The Planner agreed with the Engineer's recommendation, that due to <br />the potential extension of blindward Way, Allen Avenue was not necessary <br />through to Arcade Street. <br />Fahey noted that the residents on Greenbrier may oppose the deletion <br />of Al1en Avenue from the thoroughfare plan and feel that this would <br />generate additional traffic on Greenbrier. <br />P9rs. Senty pointed out that the residents on Arcade Street could take <br />the same position that the extension of Allen Avenue would generate <br />additional traffic on Arcade. <br />Scalze pointed out that there are deferred assessments on the Senty <br />property that would no longer be deferred once the property is divided. <br />P1r.
