MINUTES
City Council
July 22, 1987
Midwest Feig stated that he would like the Council to delete recommendations
Mopar #2, #3 and #5 of the Planner pointing out that he has looked at the
Sales & area and at least 50% of the businesses in Ryan Industrial Parl< do
Service not comply with these provisions. Feig also reported that he has
(Cont.) discussed the improvements with the building owner, who has indicated
that the improvements will cost $30,000, which Feig will have to
absorb in the form of increased rent. Feig commented that he has a
new business which he is trying to start up and did not feel he should
have to make improvements which the majority of businesses in the park
do not have.
Scalze pointed out that there are few businesses in the park with
retail sales a part of their operation.
Feig replied that retail sales makes up a very small percentage of his
business with the majority being auto restoration of older vehicles.
Feig also pointed out that the location is not a retail location and
will not draw crowds of people.
LaValle asked if there would be any outdoor storage of auto parts.
Feig replied that there would not.
Blesener pointed out that used parts for older specialty cars would
be stored. Blesener asked if older cars would be purchased by Feig
and dismantled on site with good parts warehoused and the remainder
of the body disposed of. Blesener felt that if this is the case,
the operation was the same as a junk yard.
Feig replied that most of his supplies are received from other
sellers with dismantling done elsewhere.
Blesener stated that it is the intent of the Council to upgrade
the park, and when the Council has the opportunity to do so, it
should. Blesener felt it in the City's best interests to require
that the Planner's recommendations be complied with. Blesener also
stated that he did not care to see retail used car parts sold in
this location.
Fahey pointed out that one of the Planner's recommendations is that
dust be controlled, which does not necessarily mean that parking
areas had to be paved.
Scalze pointed out that paving is required of commercial businesses,
and if retail is involved, paving should be required in this area.
Fahey asked if the Building Inspector has determined whether Appendix
E would require this building to be sprinklered.
The Planner replied that the Building Inspector felt that due to
the change in occupancy, the building should be sprinklered and the
Appendix would apply.
Page -2-
