MINUTES <br />City Council <br />September 28, 1988 <br />Proposed requirements will dictate building coverage. <br />Rezonings <br />(Cont.) Fahey suggested that no per•centage for building coverage needed to be <br />included. <br />Blesener stated that he would like to see a percentage included. Scalze <br />agreed. <br />Blesener felt there may be a large development that required ver•y little <br />parking area. If the use of the building changed and additional parking <br />was needed at a later date, this would take up more of the site. <br />Fahey felt that the 25% landscaping requirement and the parking r~equir•ement <br />would address the City's concerns. Fahey again pointed out that there is <br />no building coverage limitation in the I-1 District. <br />Scalze suggested that the City Planner review the matter and come up with <br />a recommendation. Fahey agreed, and suggested that this r•ecommendation <br />be presented to the Planning Commission for their review as well. <br />Bob DeBace reported that he sent a letter to the City outlining his <br />objections to the rezoning of his property from I-1 to IP District. <br />DeBace pointed out that there are poor~ soils on his site which require <br />a lighter-we~ght building. DeBace was also concer~ned that if his pr~operty <br />wer~e rezoned to IP District, he would not be able to expand his building. <br />Fahey pointed out that when the tP Distr•ict was established on the east side <br />of the freeway, there was no existing development that was effected. <br />However, on the west side of the freeway there is existing development <br />on sites with poor soil conditions. Fahey also pointed out that the <br />Council has already declared that the DeBace proper~ty is a part of Ryan <br />Industrial Park and the Planner is proposing that Ryan Industr•ial Park <br />remain zoned I-1. <br />DeBace pointed out that the Planner has proposed the rezoning of some <br />sites on the west side of Country Drive to IP District. <br />Fahey suggested that the Council consider the poor soils and the existing <br />metal buildings in Ryan Industrial Park. <br />The City Planner pointed out that the Code allows non-conforming uses to <br />expand up to 25% of the principle structure with similar~ mater•ials to <br />those used on the principle structure. <br />Blesener asked if there was anyone else present wishing to comment on the <br />rezoning proposal. <br />Dennis 0'Connell, Suburban Auto Body, repor•ted that he did not have enough <br />information to comment at this time, but would comment at either the <br />Planning Commission meeting or the October 26th Council meeting. 0'Connell <br />asked if the rezoning pr•oposal was a result of the review of Country Drive: <br />Page -5- <br />
