MINUTES <br />City Council <br />September 28, 1988 <br />R& S Mr. Bob DeBace and Mr. Louie Rustad appeared before the Council and <br />Automotive requested approval of the development stage PUD for the R& S Automotive <br />building expansion. DeBace presented a site plan which he reported <br />Agenda incorporated changes which wer•e suggested at the last meeting. <br />Item No. 9 <br />Fahey reported that the Planning Commission has r•ecommended approval <br />of the PUD without the sunset clause for the salvage yard as has been <br />suggested by the City Planner. <br />Scalze pointed out that the building addition is two stories and asked <br />if the parking shown would be adequate. <br />The City Planner r•eplied that he was not aware that the addition was two <br />stories. <br />Fahey pointed out that the Building Inspector will be reviewing the plan <br />to make sure that Code r•equir•ements are met. <br />DeBace reported that if additional parking is required, there is room on <br />the site for it. <br />Scalze asked the height of the existing building. <br />DeBace replied that the addition will be about 10 inches higher• than the <br />existing building. The first floor of the addition will be used for~ <br />office space. The upper floor will be empty for the timebeing, but <br />eventually will be used for additional office and a lunchr~oom for <br />employees. DeBace pointed out that the use of the business will not <br />change and the number• of employees will not increase, therefore, there <br />is no need for additional parking. However, there is r~oom for~ the <br />parking if it is requir•ed. <br />Scalze suggested that since the application is for a PUD amendment, perhaps <br />the City Planner should review the site plan. <br />The Planner replied that should the Building Inspector have any questions <br />during his review of the site plan, he will refer the question to the <br />Planner's office. <br />Fahey suggested that the Development Agreement contain a provision that <br />additional parking will be paved at the time the road improvement is made. <br />DeBace reported that Mr. Zilge has submitted a letter indicating that he <br />will dedicate 20 feet for~ road right-of-way. <br />The Planner• pointed out that any changes that occur on the site will <br />r~equire a PUD amendment. <br />Scalze asked if the issue of the park char•ge had been determined. Scalze <br />also pointed out that the Park Commission does not decide the amount of <br />a park char~ge, that is already set by City Or•dinance. <br />Page -9- <br />
