PIINUTES <br />City Co~ancil <br />October 12, 1988 <br />Country Dr. Ed Nadeau, 2888 Nadeau Road, asked why the plan shows Condit Street moved <br />Relocation slightly to the east. Nadea u felt that if additional r~ight-of-way was <br />(Cont.) needed for Cond.it, it should come equally from both s ides of the street. <br /> The City Planner stated that it was thought that the additional right-of-way <br /> acquisition would have less impact on the properties to the east. <br /> Nadeau also pointed out that Condit Street is not in the r•ight location. <br />The City Engineer pointed out that Condit is only half of a street and was <br />located mor~e or less within the street easement. The Engineer also reported <br />that if Country Dr•ive is lowered, it will also be moved fur•ther east and <br />Nadeau would gain some additional land. <br />Fahey pointed out that the question of the location of Condit becomes a mute <br />point if the Countr•y Drive lowering project becomes r~eality. Fahey pointed <br />out that the Country Drive lower•ing project will only fly if the pr•oper~ty <br />owner•s are in agreement with it. Fahey stated that if a mar•keting study is <br />done, the City will look for• one developer who will develop the entire piece. <br />The developer will have to negotiate with the various property owners involved. <br />However, in the meantime, Country Dr•ive stays wher•e it is. <br />One member of the general public asked if Nadeau Road would r•emain. <br />Fahey r•eplied that that would depend on the developer and his development <br />plans for~ the area. Fahey stated that the City may agr•eed to that if the <br />development is of sufficient quality. <br />Rudy asked if soil borings have been done in the area. <br />The City Engineer replied that he has not r~eceived this information as yet. <br />Ron Lachenmeyer, 190 Bur~ke Lane, asked who would receive the pr•ofitfr•om the <br />fill which would be sold if Country Dr•ive is lowered. <br />Blesener suggested that the pr•ofit from the sale of the dir•t could go <br />towards the cost of the road. <br />Fahey pointed out that if the pr•oject utilized TIF, the revenues fr~om the <br />sale of the dir•t could be used toward the cost of the r•oad. However~, the <br />City would work with the developer to determine if the road needs to be <br />lowered or not. Fahey pointed out that the deve1oper~ may not be concerned <br />with the visibility from the freeway. <br />The City Engineer suggested that the cost of lowering the r•oad would be <br />based on the sale of the dir•t. <br />Fahey stated that in view of the cost pr•esented tonight for lower~ing <br />Country Drive, he is skeptical that the lowering would be worthwhile. <br />Fahey stated that he would like to see a TIF analysis for~ the project. <br />Page -6- <br />
