The City Planner <br />Rezonings has r•ecommended that this proper•ty r~emain zoned I-1. The Planning <br />(Cont.) Commission has supported that recommendation. The Planner~ also <br />recommended that the Bwana Ar•chery and Best Auto properties remain <br />I-1 since this is the use of that pr•operty and the property does not <br />impact on the development of Country Drive. <br />The Planner r•eviewed his proposal for• I-P zoning east of Ryan Industrial <br />Park. <br />Fahey asked if the soils in that area were poor. <br />The City Engineer~ replied that ther•e wer•e some poor soils in that anea. <br />Roger• Stanke pointed out that there ar•e some metal buildings in the ar•ea <br />pr•oposed to be rezoned I-P and asked if the buildings could be r•ebuilt <br />if they burned down. <br />Fahey replied that a variance would be necessar•y to allow the buildings to <br />be r~ebuilt. <br />Blesener• felt that the area proposed by the Planner• for I-P should be <br />rezoned to I-P. Blesener pointed out that most of the property is <br />vacant and felt the City had to consider~ the long ter~m. <br />Frattalone requested that his pr~operty remain I-1 due to the poor soils. <br />Fr~attalone pointed out that he has planned ponding on his site. Frattalone <br />again pointed out that the pr•oper•ty is a demolition landfill and any <br />building developed on the site would require pylons. Fr•attalone <br />repor•ted that a small building was most feasible to be developed on <br />the site with the r•emainder~ to be used for• outdoor• stor~age. However, <br />Frattalone stated that he was not opposed to building a block building <br />on the site. <br />Blesener pointed out that another City zoned some pr•operty PUD and <br />asked if this could be an alternative to I-P. A PUD would allow the <br />City the flexibility of pr~ecluding metal buildings but allowing more <br />outdoor• storage. <br />The Planner• agreed that this was a possibility. <br />Blesener pointed out that with PUD zoning, the City can wor•k with a <br />developer and can input into the type of development that goes in. <br />Fahey suggested that the proposal to rezone this area to PUD be sent <br />back to the Planning Commission for~ their r•eview and comment. Fahey <br />suggested that this would be a good alternative given the poor soils <br />in the area. Fahey noted that another public hearing would be necessary <br />to consider a PUD zoning. <br />Blesener suggested that PUD zoning be consider•ed for• the area nor•th of <br />the North Star EstatesTr•ailer~Par•kandsouth of the r•ailroad pr~operty. <br />Page -10- <br />
