MINUTES <br />CITY COUNCIL <br />October li, 1989 <br />The City Planner replied that that proposed setback is <br />40 feet, which is the minimum setback required by Code. <br />Terri Vitali, Allen Avenue resident, asked where the <br />landscaping would be in relation to DeSoto and Allen <br />Avenue. Vitali pointed out that Slumberland was <br />supposed to screen their development from the adjacent <br />residential areas, and this has never been done. <br />Scalze pointed out that there is additional industrial <br />land south of the Slumberland site, and the City can <br />only require Slumberland to screen their site. <br />Fahey stated that it would be impossible to totally <br />screen the industrial area from the residential <br />neighborhood. Fahey pointed out that the residents in <br />the area purchased their homes knowing that there was <br />adjacent industrial property. <br />Vitali reported that when the residents purchased their <br />homes, the property was being used as agricultural <br />land. <br />Fahey replied that this is true, however, pointed out <br />that the land was zoned industrial and not <br />agricultural. <br />Blesener pointed out past Council actions in upgrading <br />the industrial zoning of the property to I-P District <br />so that higher-quality development would occur. <br />Kaufman reported that he is willing to shift the <br />location of the landscaping proposed if that would help <br />to provide screening for the residential area. <br />Scalze asked about the necessity to screen the trailer <br />storage from Centerville Road. <br />The City Planner replied that the Code requires that <br />the outside storage be screened from view of all public <br />right-of-ways. <br />Vitale asked who will police Slumberland to make sure <br />that screening is installed. <br />Fahey replied that the City will require Slumberland to <br />post a bond for landscaping and if the landscaping is <br />not done, the City will cash the bond and have the work <br />done. <br />Page 6 <br />
