MINUTES <br />City Council <br />February 28, 1990 <br />Mr. Howe has changed his proposal to 48 single-family <br />lots. <br />It was pointed out that the Planning Commission has <br />recommended approval of the revised site plan, and the <br />Park Commission is recommending a park dedication fee <br />in cash on a per lot basis. <br />Fahey pointed out that the lots are proposed at 85 feet <br />in width while depths vary from 180 feet to 300 feet. <br />Square footage of the lots varies from 16,000 square <br />feet to 28,000 square feet. Mr. Howe is anticipating <br />homes in the $125,000 to $170,000 price range. <br />Fahey asked if there was anyone from the general public <br />present wishing to comment on this proposal. There was <br />not. <br />Blesener asked if freeway noise will be a detriment to <br />the development of the proposed lots. <br />Howe reported that he first anticipated developing <br />homes in the $175,000 to $250,000 price range on this <br />property, however, the factor of freeway noise has <br />caused him to drop this price range. Howe reported <br />that his marketing people agree with this decision and <br />reported that it was the opinion o£ these marketing <br />people which caused him to eliminate the multi-family <br />from his original proposal. Howe also reported that <br />filling of some of the lots will be necessary. He is <br />also planning to position the road in such a way as to <br />minimize the loss of trees. <br />Upon motion by Collova, seconded by Fahey, the public <br />hearing was closed. <br />Mr. Blesener introduced the following resolution and <br />moved its adoption: <br />RESOLUTION NO. 90-2-97 - APPROVING THE CONCEPT SKETCH <br />PLAN FOR THE DEVELOPMENT OF 177 EAST COUNTY ROAD B INTO <br />48 SINGLE-FAMILY LOTS AS PROPOSED BY GORDIE AOWE REAL <br />ESTATE SUBJECT TO PAYMENT OF THE APPROPRIATE PARK <br />CHARGES AS RECOMMENDED BY THE PARK COMMISSION AND AS <br />MAY BE AMENDED BY TAE CITY COUNCIL UPON FURTHER REVIEW <br />The foregoing resolution was duly seconded by Scalze. <br />Ayes (5) Blesener, Scalze, Fahey, Collova, LaValle. <br />Nays (0). <br />Resolution declared adopted. <br />Page 9 <br />
